1/2 of 2026 is now behind us, and we receive daily calls, inquiring about the state of the current market. Here are the facts, as they currently stand.
1}. Vacation Rentals - 2026 will be identical to 2024! There will be many more last minute bookings throughout the summer. There will be week of the forth bookings taking place the week before. Average stays will remain at four - five nights primarily. 4th quarter mid-term stays will be down, as opposed to 2023 - 2024, and about flat to 2925. There are simply less people seeking mid-term stays, and the massive influx of Canadian snowbirds we once all enjoyed continues to decline.
2}. Long-term rentals. Owners continue to face the reality and frustrations of attempting to sell their properties. The result has been amazing with the massive numbers of owners pulling their properties off the sales market, converting their assets into long-term rentals. Over the past 15ish months, probably 60% of our new long-term assets are being pulled off the sales market.
If this trend continues, the saturation seen for years with short-term rentals will be a reality for long-terms. However, long-terms remain the most sound investment currently.
3}. Sales market. While many real estate agents will disagree, the market is extremely soft. There are currently amazing properties for sale, sitting month after month, after month. Competition is fierce and the current inventory far outweighs the demand.
If you are one of these owners snd your home is sitting for sale, month after month, convert it to long-term, and begin generating monthly revenue. Always remember, any monthly revenue, leveraged against your mortgage, HOA fees and H06 policy is better than stroking a big check out of pocket, month after month.
Lastly, we are asked at least two to three times each week by current owner partners, what should my next investment property be?
The answer is extremely simple and begins with how much cash you are putting down, period. If you are bringing 20% down on a $350,000 + mortgage, plus HOA fees and insurance, how much monthly revenue will it take us to break you even monthly. In addition to the location of the property, the answer to this question will strongly dictate our response to you.
Many long-term owners want to diversify and make their second purchase a short term rental. First, see the comments above. Remember, it is a buyers market and many are virtually naming their price. While there are still some good short term deals out there, you must factor the cost of your mortgage, HOA fees, monthly insurance premiums and management fees.
Lastly, real estate agents. Like management companies, insurance agents and brokers, cleaning and maintenance companies, etc., some are far superior than others.
IMS has two and only two agents we refer client partners two. Why? Because like us, they only conduct business one way, and that is the right way!
Beware anyone who is simply attempting to “sell” you, regardless of their industry.
And most importantly, if you are not familiar with the market, and do not know people personally, or have a solid referral from someone you know and trust, call us before you do anything!
Always remember, no one can save you from a bad investment decision, period. Many will make you every promise under the sun. But if you get yourself into a bad investment, you are not going to be a happy camper.
