A newer home is far more likely to qualify for wind mitigation insurance credits: roof tie-downs, impact-rated windows, proper elevation, and a continuous load path from the foundation to the roof. An older home was built to the code of its year, and matching those credits means expensive retrofits, if the home can be retrofitted at all.

Before you buy an older coastal home, ask two things: what will it cost to insure, and what would it cost to bring up to today's standard.
