Two homes, same street. One is brand new. One is a money pit. Here is why most buyers guess wrong.
It comes down to insurance. Over the years, South Carolina strengthened its coastal building code. A newer home is far more likely to qualify for wind mitigation insurance credits: roof tie-downs, impact-rated windows, proper elevation, and a continuous load path from the foundation to the roof. An older home was built to the code of its year, and matching those credits means expensive retrofits, if the home can be retrofitted at all.
Before you buy an older coastal home, ask two things: what will it cost to insure, and what would it cost to bring up to today's standard.
