1. A Guy & a Gal had complained that the train is too loud near their apartment complex. I had said: don't blame the train, but the developer who had decided to build next to the railroad tracks.

2. Residents around or near Hunt Club Run community complaining about the allegedly non-toxic smell from the near by landfill. Once again: don't blame the landfill which does smell horribly, but the developer(s) who had decided to build next to the landfill.

The market didn't beat me today. I beat myself. Sometimes losses happen. However, have to learn from the loss & get back out there. No Risk, No Gain...
