So anecdotal discussion amongst my REALTOR colleagues indicates that prospective buyers are cancelling trips to the Charleston Area and that some real estate transactions have fallen through due to the plunging Stock Market valuations. Prior to the rise of the Covid-19 virus the Lowcountry had experienced an overall 13.2% increase in transactions and a median sales price increase of 9% over the same period in 2019. I will be watching the trends closely and posting future updates.

I thought it would be interesting to review the Average Sales Price for The Hamlets - a subsection within Crowfield, Goose Creek SC. For several years I had neighbors ask me "Why are the sale prices remaining so static in The Hamlets?" "Why are the price increases other communities are experiencing in the Lowcountry not being realized in The Hamlets?" Well I believe this chart ( all values pulled from our local MLS service via MarketStats ) indicates that the appreciation that we have witnessed in Mount Pleasant, James Island and other areas is in fact, now being realized in The Hamlets.
When I sold 111 Eston last year several individuals who attended my Open House suggested the price was too high ... In fact one couple said they would just wait to revisit the home once the price reductions began.... Those price reductions never happened... and we even had a Cash Back Up offer ready to go!
If you have been waiting for your home valuation to catch up with the Lowcountry appreciation trend in other communities the time may be perfect to sell your home in The Hamlets.
