Monday Monitoring

Foundational cracks: usually a big red flag 🚩 However, most homes have settlement cracks in the first few years. This home was built in 2019.

The inspection report will triage home defecits between “need to fix” and “monitor”. One way to monitor is to take a picture of the crack next to a quarter 🪙 at the time of purchase, and again 6 and 12 months later to check for changes.

The roof may look good from the ground, but until you get up close and personal with it you can’t truly tell the conditions.

This roof has very heavy granule loss and some depressions between roof framing.

Investing in home inspections at different phases of the build (pre-drywall, final walkthrough, 1-year check in with your builder) can save a lot of headache down the road.

Photoelectric eye‘s 🔴 should be placed at a height of 6 inches from the garage floor. This is so that occupants cannot easily step over the beam, and children cannot crawl 👣under the beam.

It is recommended to have your HVAC serviced annually. This unit is only 1 year old and has extensive corrosion on the interior!!

This is caused by incomplete combustion of the fuel source, which produces carbon monoxide, carbon dust and water as major byproducts.

That’s a mouthful. Call your trusted HVAC servicer to check on yours!
