Had a question today. Is it better to wait and save for a 20% down payment or just pay the Private Mortgage Insurance (PMI).
My opinion, hands down, is buy the house today and pay the PMI.
Why?
- On a $300k house, PMI ends up being around $2,200 /yr
- Appreciation would be $10,500 (3.5% avg).
Wouldn't you pay $2,200 to gain $10,500 in equity?

- If you wait, you not only have to save to get that 20% down payment but it is a moving target. That $300k home today will be $356k in 5 yrs. which adds $2,240/yr to what you need to save for the same home.
- There is also risk that the mortgage rates will go up and that can make an even bigger difference.

I have had a number of calls from clients, friends, and family about HVAC's and who my go to person is. From preventative maintenance to new installations Noel Eisavi at Mel's Heat & Air Inc.. has always done good work.
With the heatwave upon us our AC's are going to be working hard, make sure you have someone you can trust to fix it when the time comes.

Today was closing day and of course super exciting for Janet and Obed to be able to unlock the door 🔑to their new home.
It was such a pleasure helping them on their home search and talk about the new floors, new paints, new this and new that's they have planned for this gem.
Can't wait to see how it turns out!
