Staging Tip #3

Deep clean your home. This goes beyond your typical cleaning routine. A deep clean should include dusting all light fixtures, cleaning window treatments, wiping down kitchen cabinets and vacuuming inside too, scrubbing tile grout, washing windows and wiping down baseboards. Be sure to clean all pet areas as well, because pet odors can be a huge deterrent for potential buyers.

You may want to hire a professional to deep clean. Once everything is clean, set up a routine to maintain it. Keep a basket in the main area of the home for quick clutter pickup. Store toiletries in a caddy to be easily tucked in a cabinet. Stock up on cleaning wipes for quickly wiping down countertops.

Now that you've decluttered, it's time to edit your furnishings. Staging your home to sell is different than decorating your home to live in! That huge sectional that fits the whole family on movie night might be crowding the room, and making it feel small to potential buyers. Dark bedroom furniture can have the same effect. I'm not suggesting you get all new furniture, but rather make small tweaks to lighten the space and make it feel larger.

1. Remove excess furniture or relocate to another room, where it's better suited.

2. Try a different layout. Sometimes you just need to rearrange furniture in the room to make it feel more open or balanced.

3. Lighten up dark furnishings. Nothing sucks the life out of your listing photos faster than dark, heavy furniture! Try to lighten up with pillows or decorative throws. If you have dark bedroom furniture, use white linens.
