The Fox Valley office and industrial markets show mixed performance this quarter.
Office vacancy edged up to 11.8% as negative absorption continued, while the industrial sector held steady with a 3.7% vacancy rate and modest positive absorption.
Despite these shifts, investment activity across both sectors underscores continued demand for well-positioned assets in the region.

Our latest Madison reports show two very different stories. On the office side, vacancy saw a slight uptick to 9.03% with about 28,000 SF of negative absorption, as demand continues to split between Class A and lower-tier space. Meanwhile, industrial is on a roll—posting nearly 438,000 SF of positive absorption, its strongest quarter in over a year.
