Fannie Mae will no longer use third party credit scores for its Desktop Underwriter (DU)system. Instead it will use its own methodology to assess borrower risk which will include rent, utility and bill payment history. This could allow more flexibility to approve loans for buyers with limited credit history.

After years of struggling and now sitting nearly empty, the shops at Sunset Place are scheduled to be demolished next year. New owner Midtown Development along with Heatherwick Studio plan to develop a new village with an open air plaza surrounded by restaurants, bars and shops along with a new 1,300 seat movie theater and 7 towers of various heights with over 1,500 apartments plus a 287-room hotel. The first phase is expected to be completed in 2029. Will this bring back Downtown South Miami?

How has the rental market changed in just one year? In July 2020, the median rent for a 2-bedroom condo in Greater Downtown Miami (Brickell + Downtown + Edgewater) was $2,800. One year later it was $3,750. Units also rented much faster with median time on market dropping from 43 days in 2020 to just 9 days in July 2021

Miami-Dade county to allow restaurants and retail stores to reopen to public Monday, May 18th (with safety requirements) while city of Miami allowing retail to reopen on May 20th and restaurants on the 27th.
