I am so proud of this last client. She recently purchased her first investment home. After some amazing renovations she asked me to put the property on the market. She explained that she wanted choices. After a good conversation I took a look at the data. I decided to price it slightly under market rent. This strategy worked. We received over 12 offers on that property. After going over each and every offer we came to the conclusion that highest isn’t always best. Sometimes the more that somebody’s willing to pay, means the less they qualify. The “perfect tenants” turned out to be a lovely couple, in their Golden Years. 👵🏻👨🏼🦳Stellar credit, more than enough income, no kids, just an adorable small dog. The objective was simple. Sell property with very limited showings. The last thing you need is 9-10 families showing up at your house looking through your kitchen cabinets during COVID, on a daily basis. Not only did I promise these folks that I would have it within a week, I told them that I was only going to show it on just one day. They loved that idea. I checked the active inventory and noticed that there was a couple of houses that had been sitting on the market for a very long time. I strategically priced the home under those properties and ended up throwing a very successful Open this past Saturday. Here are the numbers ...

These last clients decided that they needed a little extra space. Instead of selling their home, they decided to refinance it, rent it out and look for something bigger.
