🚨SEPTEMBER 2026 RANKING RELEASE: Flagler County🚨

Over the last 12 months, single-family homes in Flagler County have risen +1.5% across 3,379 sales. Condos fell −15.6% across 320 sales. Houses are grinding sideways on a fat book. The condo line is still walking down, but that percentage sits on a thin sample, so treat it as a signal, not a verdict. Flagler has been one of Florida’s faster-growing counties this decade. So the question is; do you think now is a good time to buy a condo in Flagler County, or will prices continue to fall?

The lead at the top widened. Krista Libby sits first at $67.2 million on 55 sales. DJ DellaSala is second at $50.0 million on 108 sales, the busiest book in the top ten. Last month Libby’s lead was $13.4 million. Now it is $17.2 million. Luxury price points versus raw deal count, and right now Libby is stretching it. Palm Coast is the engine. In Flagler Beach, John Horan leads at $15.4 million.

🚨SEPTEMBER 2026 RANKING RELEASE: Orange County🚨

Single-family homes in Orange County rose +4.1% annualized across 12,526 sales. Condos fell −11.9% across 3,834 sales. Houses kept climbing. Condos slid again into August. Several coastal counties have been posting condo snapbacks off last year’s floor. Orange is still on a different track.

Mick Night remains number one at $174.5 million, but Chris Christensen is closing the gap. Christensen now sits at $142.1 million, $32.5 million back. Last month that gap was $55.9 million. Night still owns Winter Park at $117.1 million. Third is the tight one: Jenny Wemert holds it at $112.0 million on 218 sales, and Ken Pozek is $1.9 million behind her at $110.1 million. In the City of Orlando, Anna McKee leads at $85.0 million on 11 sales. One leader being chased, $1.9 million separating third and fourth, and a final quarter still to play.

From Winter Park’s brick streets and lakefront lots to Windermere, Winter Garden, and downtown Orlando, Orange still sells both versions of Central Florida in one county.

🚨 SEPTEMBER 2026 RANKING RELEASE: MARTIN COUNTY 🚨

Martin County’s September rankings are in and the battle at the top is starting to take shape.

Susan Turner remains the county’s No. 1 ranked Realtor®, with $141.0 million in sales volume over the past 12 months, followed by Martin Conroy at $105.5 million.

Behind them, the race is much tighter.

Andrew Russo sits third at $88.3 million, edging Sally Roosevelt at $86.8 million by just $1.5 million. On Jupiter Island, Turner leads with $118.5 million, with Russo and Roosevelt also among its top performers.

Across the rest of Martin County, the leaderboard changes quickly by market. Conroy leads Stuart, Michelle Tucker holds the top spot in Hobe Sound, and Palm City is nearly dead even: Danielle Miller leads with $23.8 million, just ahead of Christine Bearse at $23.4 million. Anthony Von Aldenbruck leads Jensen Beach, Zachary Leider leads Sewall’s Point, and Sheila Rosario leads Indiantown.

The housing data tells another story.

Single-family home prices in Martin County are up 14.1% annualized from August 2025 to August 2026 across 2,173 sales, while condos are down 1.9% across 1,264 sales. It’s an increasingly divided market: strength in single-family homes, while the condo market continues to work through a very different supply picture.

🚨 SEPTEMBER 2026 RANKING RELEASE: SARASOTA COUNTY 🚨

Single-family homes in Sarasota County have risen +6.7% over the last 12 months across 8,684 sales, while condos jumped an eye-catching +24.1% across 2,721 sales.

The condo number is the one to watch. After a year of insurance and assessment pressures weighed heavily on the market, prices are now comparing against a much lower starting point. Monthly condo medians still eased into August, so the big question is whether that +24.1% represents the beginning of a sustained recovery — or a bounce off last year’s lows.

But the real action this month is at the top of the Realtor leaderboard, where the race for #1 just got a whole lot tighter.
Reid Murphy remains #1 in Sarasota County with $190.7 million in rolling 12-month sales volume, but Roger Pettingell has closed the gap dramatically.

Pettingell now sits just $6.7 million behind Murphy at $184.0 million. Last month, that gap was $31.1 million.
Murphy continues to dominate Longboat Key, where he ranks #1 with $144.0 million in sales volume. Pettingell sits #2 on the Key while holding the #1 ranking in the City of Sarasota.

Kim Ogilvie remains firmly in the hunt in 3rd with $135.9 million.

A $31.1 million lead is suddenly $6.7 million.

🚨 SEPTEMBER 2026 RANKING RELEASE: COLLIER COUNTY 🚨

Single-family homes in Collier County have risen +8.3% over the last 12 months across 5,730 sales, while condos climbed +6.3% across 5,080 sales.

Both remain firmly in positive territory, but the pace is cooling from last month. After monthly medians peaked during season and eased into August, the question is whether this is the usual September cool-down before Southwest Florida heats back up for season. We've been seeing this trend in many counties throughout the state.

At the top of the leaderboard, Michelle Thomas isn't giving anyone much room to catch her.

Thomas remains the clear #1 Realtor in Collier County with $452.2 million in rolling 12-month sales volume — but her biggest move this month came on Marco Island.

After adding another $27 million on the island, Thomas passed Scott Needles to take over the #1 spot on Marco Island with $143.0 million in sales volume.

Behind her, the battle for the rest of the Collier County podium is getting much tighter.

Bill Earls jumped from 4th to 2nd with $248.2 million, leapfrogging both Tim Savage and Richard Prebish. Savage now sits just $4.4 million behind Earls at $243.8 million, while Prebish — last month's #2 — slips to 4th.

Thomas may have created some separation at the top, but the race behind her is wide open heading into the final quarter of the year

And there’s another race worth watching inland: Marta Valle and Jen Wolf are separated by just $100,000 for the #1 ranking in Ave Maria.

🚨 SEPTEMBER 2026 RANKING RELEASE: PALM BEACH COUNTY 🚨

Single-family homes in Palm Beach County rose +9.1% annualized across 14,212 sales, while condos climbed +6.9% across 12,984 sales.

Both remain firmly in positive territory, but the pace cooled from last month, when annualized growth was running at +12.2% for single-family homes and +10.4% for condos. After monthly medians peaked during season and eased into August, the question is whether this is the usual September cool-down before season heats back up — or the beginning of a broader slowdown after a year of serious momentum.

But the real story this month is at the top of the leaderboard, where the battle for #1 keeps getting better.
David Roberts catapulted from 3rd to 1st after going on a heater in August adding an incredible $120 million to his rolling 12-month total, bringing him to $835.9 million — all of it down in Boca. Margit Brandt, last month’s #1, is now just $19.3 million back at $816.6 million, while Christian Angle sits in 3rd at $783.6 million

And this isn’t just a Palm Beach County race. Roberts, Brandt, and Angle are also ranked #1, #2, and #3 in the entire state of Florida.

Three months of lead changes. Three Realtors separated by just over $50 million. One quarter left.

🚨 SEPTEMBER 2026 RANKING RELEASE: BROWARD COUNTY 🚨

Single-family homes in Broward County are building momentum, with annualized growth up to +5.6% across 13,159 sales. Condos rose +1.9% across 13,059 sales.

But the real story this month is at the top of the leaderboard and things are getting interesting.

Chad Carroll added $21.0 million in August, cutting Tim Elmes's lead from $52.0 million to $33.9 million. Elmes still sits in first at $255.7 million but the gap is no longer exactly comfortable. Carroll is making a run.

Julie Jones and Sandra Rathe continue to be in a tight battle for the final podium spot, separated by only about $2 million. Just behind them, the biggest mover was Jonathan Postma, who took both sides of an epic Hillsboro Beach sale and jumped from 10th to 6th with $104.4 million in sales volume and across the Intracoastal, John Putzig and Kacie Anderson are in a tight battle for supremacy in Lighthouse Point!

From the Las Olas slips and the Hillsboro Mile to Weston, Parkland, and the southwest suburbs, Broward still sells both versions of South Florida at once: trophy waterfront and family land west of I-95.

Single-family homes in Hillsborough County rose +1.1% annualized across 15,998 sales, while condos fell -3.8% across 3,903 sales. That single-family number looks quiet until you put it next to Pinellas, where a built-out peninsula printed nearly 10% on tightness. Hillsborough is the other geometry: Riverview, Lithia, Wimauma, and Apollo Beach can still add streets, new construction keeps feeding a huge sales book, and a median that barely moves is what that looks like on a 16,000-sale sample. The June spike toward $450,000 and the August pullback is mix, not a collapse. Condos are the softer tape, with more supply and more time on market, and the 12-month line is still working lower. The open question is whether a county that can still build should be expected to post bigger percentage gains, or whether a flat median is simply the price of having room to grow.

Brenda Wade sits first at $132.1 million with a team-leader strategy: 225 sales, a median around $510,000, and a map that runs through Valrico, Lithia, Riverview, and Brandon. Jennifer Zales is second at $101.0 million running the other model entirely. She is an individual producer focused on high-end sales, with a $2.9 million median and a $12.8 million high sale over the last 12 months, and she also leads Tampa at $82.3 million. Same county, two ways to win it. Shawna Calvert is third at $90.7 million, almost all of it Apollo Beach.

From Bayshore Boulevard and Hyde Park to FishHawk, Apollo Beach, and Plant City, Hillsborough still sells the full Tampa Bay stack: a real downtown, water on the bay, and room to grow east of I-75.

Single-family homes in Jackson County fell -3.3% annualized across 340 sales. There is no condo book here worth charting. That median jumps around because this is a thin market: one month of cheaper acreage, the next month a handful of nicer houses in Marianna, and the line moves. Underneath the noise, Jackson is still a value county on I-10. Buyers come for land, hunting tracts, and houses that do not cost what the coast costs. The open question is whether this is a real softening, or a small sample bouncing between $175,000 months and $250,000 months.

Dustin Ballard holds first at $10.1 million. The race is behind him. Dana Panichella is second at $8.3 million and Lauren Lyons is third at $8.1 million, split by $210,000. Robby Roberts sits fourth at $7.9 million and Angela Daniels fifth at $7.6 million. In Marianna, the county seat, Lyons edges Ballard $5.5 million to $5.4 million.

This is Chipola River country. Marianna’s brick downtown, Florida Caverns, spring-fed swimming holes, and farmland along I-10 still draw people who want space, water, and a quieter Florida.

Nassau County Realtor Rankings - September 2026🏆

Single-family homes in Nassau County rose +3.3% annualized across 1,601 sales. Condos rose +10.4% across 229 sales. Both lines are up, but they are not the same market. Single-family is the population story: Jacksonville households moving north into Yulee and Wildlight, plus out-of-state buyers arriving with more income than the people leaving. New construction is absorbing a lot of that demand, which is why the county can grow without looking overheated. The condo lift is thinner and more island-bound. Amelia Island does not add stock the way Yulee does, so a smaller lock-and-leave book can post a sharper percentage. The growth is real. The open question is whether it holds from here, and whether now is the time to buy.

Jenny Schaffer sits alone at the top with $80.0 million and a $30 million lead. The fight is for second. Tammy Tingle holds it at $50.0 million, Patricia Burch is right behind her at $44.9 million, and Adele Suddes is at $41.1 million after climbing from sixth. That is an $8.9 million band from second to fourth, and two of those names work at the same brokerage.

From Centre Street and the shrimp boats of Fernandina Beach to the acreage towns west of I-95, Nassau County still splits in two: an island built on second homes and retirement, and a mainland built on space and a short run into Jacksonville.
