So we finished the day with Guardian Inspections. These guys are the bomb 💣AND Chris speaks fluent Spanish for all our Spanish folks. Very thorough and knowledgeable. When it comes to inspections, you need to have people you can trust. Below are a few items that we are now moving forward to negotiate with.

- Floors. Uneven flooring was observed which may be a result of settlement or improper installation. This condition affects the level of the floor as can be observed throughout the house. It is free floating LVP so a contractor may be able to repair without much work OR have to replace the whole thing. Very important to address.

-HVAC - Condensation was present beneath the air handler in the crawlspace. Continued moisture can contribute to deterioration or microbial growth. HVAC specialist needs to address.

-Electrical - On the main panel, AFCI breaker test button was inoperable and did not trip as intended. This condition may prevent the breaker from providing proper arc fault support. Electrician recommended.

-Plumbing. Leak under primary bathroom shower. A Leak was present beneath the primary bathroom shower and was draining into the crawlspace. Continued leakage can contribute to microbial growth and damage to surrounding. materials. Plumber recommended.

These above items are what my client and I are in the process of negotiating. Luckily for my clients, with our experience and expertise, we can definitely get the sellers and seller agent to contribute or even repair these items, especially with today's market.
