Almost nobody asks me this.

And honestly? That might be one of the most important questions you can ask.

When families relocate to Phoenix, they spend weeks researching neighborhoods, school ratings, commute times, HOA fees, and where the nearest Costco is.

But here’s the reality: emergencies don’t care what ZIP code you live in.

If your child breaks an arm. If your spouse has chest pain. If you’re facing something scary at 2 a.m.

You’ll care a lot about the hospital nearby.

Choosing a home isn’t just about the house. You’re choosing:

Here’s what most people don’t realize…

Every year, Arizona newcomers get excited when they hear ā€œmonsoon season.ā€

They picture cooler temperatures, dramatic thunderstorms, and finally getting a break from the triple-digit heat.

They’re not completely wrong.

But they’re also not getting the full story.

Monsoon season officially runs from June 15 through September 30, and it’s much more than just rain.

In fact, the National Weather Service has declared this week Monsoon Awareness Week because some of Arizona’s most dangerous weather happens during these next few months.

We’re talking lighting strikes, dust storms, flash flooding, powerful downbursts and extreme heat.

During the winter, Arizona’s winds generally come from the west, bringing us drier air.

But as summer heat builds, a large high-pressure system shifts north and changes the direction of our winds.

Instead of pulling dry air from the Pacific, we start pulling moisture north from the Gulf of California, the Gulf of Mexico, and the eastern Pacific.

Think of it as Arizona suddenly turning on a giant atmospheric humidity machine.

Add in our intense desert heat, rising air, and mountain terrain, and you’ve got the perfect recipe for those afternoon thunderstorms we all know and love.

Or fear.

The good news?

Early forecasts suggest we could see a decent monsoon season this year, which means much-needed rainfall, healthier desert vegetation, and at least a few afternoons where the temperature doesn’t feel quite as brutal.

The bad news?

Never drive through flooded roadways.

Never underestimate a dust storm.

And never assume a sunny Arizona morning means you’ll have a sunny Arizona afternoon.

Shocking I know…

The state of Arizona approved this behavior and gave me a real estate license.

Somehow, all of this is legal. They call it being a Realtor in 2026.

Not just your average one though, one who thrives in chaos and calmly helps families relocate to Arizona every month.

But here’s the real truth.

Arizona, California, and Nevada just reached a historic agreement to protect the Colorado River. Here’s what you actually need to know:

āœ… The three states agreed to cut water use by 3.2+ million acre-feet through 2028

āœ… It’s being called a ā€œbridge,ā€ meaning immediate stability for Lake Mead and Lake Powell.

āœ… 40 million people rely on this river. This protects them AND the economies they support.

āœ… California is taking the biggest cut (about 13%), while Arizona and Nevada continue their long history of conservation

āœ… It replaces the harsher, lopsided cuts the federal government had previously aimed at Arizona
