Almost nobody asks me this.

And honestly? That might be one of the most important questions you can ask.

When families relocate to Phoenix, they spend weeks researching neighborhoods, school ratings, commute times, HOA fees, and where the nearest Costco is.

But here’s the reality: emergencies don’t care what ZIP code you live in.

If your child breaks an arm. If your spouse has chest pain. If you’re facing something scary at 2 a.m.

You’ll care a lot about the hospital nearby.

Choosing a home isn’t just about the house. You’re choosing:

✅ Schools
✅ Parks
✅ Shopping
✅ Commute times
✅ Community
✅ Access to quality healthcare

And for relocating families, healthcare deserves a spot on the checklist.

So how do you research hospitals before you move? A few I recommend:

🔹 Leapfrog Hospital Safety Grades – rates patient safety, errors, infections
🔹 Medicare Care Compare – quality ratings and patient experience data
🔹 U.S. News Best Hospitals – national and specialty rankings
🔹 Google Reviews – not perfect, but real patient insight

One thing I always tell clients: don’t just look at the home. Look at the lifestyle that surrounds it.

The nearest grocery store matters. The nearest freeway matters. The nearest park matters.

And the nearest high-quality hospital matters too.

Because the best neighborhood isn’t just where you hope to make memories. It’s where you know your family is supported when life throws the unexpected your way.

Here’s what most people don’t realize…

Every year, Arizona newcomers get excited when they hear “monsoon season.”

They picture cooler temperatures, dramatic thunderstorms, and finally getting a break from the triple-digit heat.

They’re not completely wrong.

But they’re also not getting the full story.

Monsoon season officially runs from June 15 through September 30, and it’s much more than just rain.

In fact, the National Weather Service has declared this week Monsoon Awareness Week because some of Arizona’s most dangerous weather happens during these next few months.

We’re talking lighting strikes, dust storms, flash flooding, powerful downbursts and extreme heat.

During the winter, Arizona’s winds generally come from the west, bringing us drier air.

But as summer heat builds, a large high-pressure system shifts north and changes the direction of our winds.

Instead of pulling dry air from the Pacific, we start pulling moisture north from the Gulf of California, the Gulf of Mexico, and the eastern Pacific.

Think of it as Arizona suddenly turning on a giant atmospheric humidity machine.

Add in our intense desert heat, rising air, and mountain terrain, and you’ve got the perfect recipe for those afternoon thunderstorms we all know and love.

Or fear.

The good news?

Early forecasts suggest we could see a decent monsoon season this year, which means much-needed rainfall, healthier desert vegetation, and at least a few afternoons where the temperature doesn’t feel quite as brutal.

The bad news?

Never drive through flooded roadways.

Never underestimate a dust storm.

And never assume a sunny Arizona morning means you’ll have a sunny Arizona afternoon.

✅ A single adult needs roughly $102,770 to live comfortably while paying a mortgage in Phoenix.

✅ A family of four should budget between $90,000 and $123,000 depending on neighborhood and lifestyle.

✅ Eyeing Arcadia, Paradise Valley, or North Scottsdale? Plan for $200,000+ depending on the mortgage.

Now the hidden costs nobody mentions before you buy

🔌 Summer electric bills commonly run $150 to $400+ a month

🏘️ HOA fees swing wildly. Some homes are HOA-free, others run $300 to $550+ a month, so ALWAYS ask before you fall in love

🩺 Health insurance, property taxes, and home orientation all change your real monthly number

The income you need depends way more on WHERE you buy than people realize.

Gilbert is not Scottsdale.

Queen Creek is not Arcadia.

Different budgets, different lifestyles.

And the good news? Buyers moving from California, Seattle, New York or Chicago often find their money goes much further here, even with prices rising.

Arizona, California, and Nevada just reached a historic agreement to protect the Colorado River. Here’s what you actually need to know:

✅ The three states agreed to cut water use by 3.2+ million acre-feet through 2028

✅ It’s being called a “bridge,” meaning immediate stability for Lake Mead and Lake Powell.

✅ 40 million people rely on this river. This protects them AND the economies they support.

✅ California is taking the biggest cut (about 13%), while Arizona and Nevada continue their long history of conservation

✅ It replaces the harsher, lopsided cuts the federal government had previously aimed at Arizona

Here’s my honest take as someone raising my family here:

The fear about water keeps a LOT of people stuck. They love everything about Arizona, the sunshine,the lifestyle, the scenery, but they freeze on this one question.

What I love about this agreement is that it shows the people in charge aren’t waiting around for a crisis. They’re planning ahead, working together, and protecting the future of a state that 40 million of us depend on.

Arizona isn’t running out of water tomorrow. We’re one of the most proactive states in the country when it comes to managing it.
