This is a bit taboo but letās address...
Letās talk about something every relocating family needs to think about ..even though most donāt.
Where is the nearest hospital?
Almost nobody asks me this.
And honestly? That might be one of the most important questions you can ask.
When families relocate to Phoenix, they spend weeks researching neighborhoods, school ratings, commute times, HOA fees, and where the nearest Costco is.
But hereās the reality: emergencies donāt care what ZIP code you live in.
If your child breaks an arm. If your spouse has chest pain. If youāre facing something scary at 2 a.m.
Youāll care a lot about the hospital nearby.
Choosing a home isnāt just about the house. Youāre choosing:
ā
Schools
ā
Parks
ā
Shopping
ā
Commute times
ā
Community
ā
Access to quality healthcare
And for relocating families, healthcare deserves a spot on the checklist.
So how do you research hospitals before you move? A few I recommend:
š¹ Leapfrog Hospital Safety Grades ā rates patient safety, errors, infections
š¹ Medicare Care Compare ā quality ratings and patient experience data
š¹ U.S. News Best Hospitals ā national and specialty rankings
š¹ Google Reviews ā not perfect, but real patient insight
One thing I always tell clients: donāt just look at the home. Look at the lifestyle that surrounds it.
The nearest grocery store matters. The nearest freeway matters. The nearest park matters.
And the nearest high-quality hospital matters too.
Because the best neighborhood isnāt just where you hope to make memories. Itās where you know your family is supported when life throws the unexpected your way.
Have you ever thought about hospital access when choosing where to live? š Iād love to hear your thoughts.

Hereās what most people donāt realizeā¦
Every year, Arizona newcomers get excited when they hear āmonsoon season.ā
They picture cooler temperatures, dramatic thunderstorms, and finally getting a break from the triple-digit heat.
Theyāre not completely wrong.
But theyāre also not getting the full story.
Monsoon season officially runs from June 15 through September 30, and itās much more than just rain.
In fact, the National Weather Service has declared this week Monsoon Awareness Week because some of Arizonaās most dangerous weather happens during these next few months.
Weāre talking lighting strikes, dust storms, flash flooding, powerful downbursts and extreme heat.
During the winter, Arizonaās winds generally come from the west, bringing us drier air.
But as summer heat builds, a large high-pressure system shifts north and changes the direction of our winds.
Instead of pulling dry air from the Pacific, we start pulling moisture north from the Gulf of California, the Gulf of Mexico, and the eastern Pacific.
Think of it as Arizona suddenly turning on a giant atmospheric humidity machine.
Add in our intense desert heat, rising air, and mountain terrain, and youāve got the perfect recipe for those afternoon thunderstorms we all know and love.
Or fear.
The good news?
Early forecasts suggest we could see a decent monsoon season this year, which means much-needed rainfall, healthier desert vegetation, and at least a few afternoons where the temperature doesnāt feel quite as brutal.
The bad news?
Never drive through flooded roadways.
Never underestimate a dust storm.
And never assume a sunny Arizona morning means youāll have a sunny Arizona afternoon.
Have you experienced an Arizona monsoon yet, or will this be your first one?

You don't have to be wealthy to live here BUT...
You do need to make a healthy salary to live comfortably.
I get this question from out-of-state buyers weekly.
Let's break down the real 2026 numbers. š
The Phoenix metro median home price hovers just under $500K.
Once you fold in the mortgage, utilities, and a little breathing room, here's what the data shows:
ā
A single adult needs roughly $102,770 to live comfortably while paying a mortgage in Phoenix.
ā
A family of four should budget between $90,000 and $123,000 depending on neighborhood and lifestyle.
ā
Eyeing Arcadia, Paradise Valley, or North Scottsdale? Plan for $200,000+ depending on the mortgage.
Now the hidden costs nobody mentions before you buy
š Summer electric bills commonly run $150 to $400+ a month
šļø HOA fees swing wildly. Some homes are HOA-free, others run $300 to $550+ a month, so ALWAYS ask before you fall in love
𩺠Health insurance, property taxes, and home orientation all change your real monthly number
Here's my take after 40 years here š
The income you need depends way more on WHERE you buy than people realize.
Gilbert is not Scottsdale.
Queen Creek is not Arcadia.
Different budgets, different lifestyles.
And the good news? Buyers moving from California, Seattle, New York or Chicago often find their money goes much further here, even with prices rising.
So before you stress about the number, let's match your budget to the right neighborhood. That's the part I help with.

Brace yourselves, friends...
Itās the AREA.
People arenāt worried about square footage or kitchen finishes.
Theyāre worried about the stuff nobody tells you until itās too late. š
ā
Home orientation (which way your house faces changes your summer electric bill in a real way)
ā
Noise (flight paths, freeway hum, the things you canāt un-hear once youāve signed)
ā
Water and power realities
ā
HOA fees that quietly run $500+ a month in some communities
ā
Whether the area actually fits your life: schools, medical, commute, vibe
I had a discovery call yesterday with a buyer who found me on Instagram.
Sheās downsizing and retiring and hopes to be out here by winter.
And guess what?
She cares more about everything I just listed than the actual home.
Thatās not overthinking it. Thatās doing it right.
Hereās the truth from someone whoās been here for 40+ years:
You can change paint, flooring, even the floor plan.
You canāt change your commute.
You canāt move the flight path.
You canāt unbuy the wrong neighborhood.
The house is the easy part. The AREA is the decision that keeps you up at night, and itās the one I help you get RIGHT before you ever fall in love with a listing.
The East Valley alone has a dozen completely different āfeels.ā
Gilbert is not Queen Creek. Chandler is not Mesa. Picking the wrong one isnāt a small regret. Itās a daily one.
So before you tour a single home, ask the right area questions first. Thatās where the regret lives, and thatās where the right move begins.

Shocking I knowā¦
The state of Arizona approved this behavior and gave me a real estate license.
Somehow, all of this is legal. They call it being a Realtor in 2026.
Not just your average one though, one who thrives in chaos and calmly helps families relocate to Arizona every month.
But hereās the real truth.
Families trust me with one of the biggest decisions theyāll ever make.
And I donāt take that for granted.
They trust me to tell them when a neighborhood isnāt the right fit.
They trust me to be honest about the heat, the traffic, the schools, the HOAs, and the parts of Arizona nobody talks about on Instagram.
They trust me to talk them OUT of homes if there are red flags they may not see.
Most of my relocation clients start as complete strangers living thousands of miles away.
By closing day, theyāve trusted me enough to move their entire life here.
Thatās something Iāll never take lightly.
Itās an honor helping them find home here and Iām proud to do it.
Now itās your turn...
Describe your job, but make it sound illegal. š

Itās not what you think it isā¦
Itās not the 115° summers.
Itās not the scorpions and rattlesnakers your cousin wonāt stop texting you about.
Itās the guilt.
The mom-guilt of pulling your kids away from grandparents.
The text from your sister that says āI canāt believe youāre actually doing this.ā
The 2am version of you that lies awake wondering if youāre about to make the biggest mistake of your life.
Nobody warns you that relocating to Arizona will feel less like a logistics problem and more like a love-you-but-Iām-still-leaving conversation.
So let me tell you what Iāve watched happen, after helping 100+ families make this exact move to Arizonaās East Valley.
The ones who do it anyway?
Six months later, their kid has a new best friend two doors down.
Theyāre eating dinner outside in January.
The garage isnāt full of snow shovels. Itās full of bikes and pool floats instead.
And that gut-twisting guilt has quietly turned into āwhy didnāt we do this sooner?ā
Hereās the truth underneath the truth: leaving somewhere familiar is hard.
But staying somewhere that no longer fits your family is harder.
Youāre not running away from your home state.
Youāre running toward more time outside, better space for your growing family, and a community that actually feels like the life you keep picturing.
If Arizona has been tugging at you⦠thatās not a coincidence.
Thatās worth a conversation.

This is a hot button topicā¦
Itās the thing every single person messages me about when theyāre thinking about moving to Arizona.
āWill there even BE water in Arizona in 10 years?ā
This news matters if youāre considering a move here.
Arizona, California, and Nevada just reached a historic agreement to protect the Colorado River. Hereās what you actually need to know:
ā
The three states agreed to cut water use by 3.2+ million acre-feet through 2028
ā
Itās being called a ābridge,ā meaning immediate stability for Lake Mead and Lake Powell.
ā
40 million people rely on this river. This protects them AND the economies they support.
ā
California is taking the biggest cut (about 13%), while Arizona and Nevada continue their long history of conservation
ā
It replaces the harsher, lopsided cuts the federal government had previously aimed at Arizona
Hereās my honest take as someone raising my family here:
The fear about water keeps a LOT of people stuck. They love everything about Arizona, the sunshine, the lifestyle, the scenery, but they freeze on this one question.
What I love about this agreement is that it shows the people in charge arenāt waiting around for a crisis. Theyāre planning ahead, working together, and protecting the future of a state that 40 million of us depend on.
Arizona isnāt running out of water tomorrow. Weāre one of the most proactive states in the country when it comes to managing it.
Is this the only thing keeping you from making the move? Letās talk about it. The real answers are usually way less scary than the fears and the click-bait out there.
