Spirit of Boise is THIS WEEK 🎈 Most posts tell you when it’s happening, but not how to actually plan for it.
So here’s the local guide I’d send a friend before convincing them to wake up before sunrise with me.
📍 Ann Morrison Park
Thurs 9/3: Balloons arrive ~6:30 AM, launch ~7:20 AM
Fri 9/4: Morning flight ~7:20 AM + Nite Glow
Sat 9/5: Inflation ~6 AM, flight ~7:20 AM
Sun 9/6: Grand finale! Field activity ~5:30 AM, Dawn Patrol ~6 AM, final flight ~7:20 AM
WHEN TO ARRIVE:
Thurs + Fri, aim for 6:15–6:30 AM. Sat + Sun, aim closer to 5:45 AM if you want to watch inflation. If you’re only picking one morning, I’d choose Sunday!
PARKING:
Parking inside Ann Morrison is limited, so plan to park outside the event and walk/bike in or rideshare. For Friday Nite Glow, there is NO parking inside Ann Morrison or on Crescent Rim.
WHAT TO BRING:
The grass gets WET. Wear layers + shoes you don’t mind getting damp. Bring a lawn chair or weatherproof blanket, water, snacks and maybe a pillow if you want to get comfy.
☕️ 5 AM COFFEE:
Dutch Bros on Vista, Broadway + Orchard. Black Rock Broadway opens at 5 AM Thurs/Fri and 6 AM weekends.
NOT A MORNING PERSON?
Friday Nite Glow activities start at 4 PM. The balloons stay anchored and light their burners after dark, so expect a glow, not a launch!
LOCAL TIP:
Try the Boise Depot for a different view. Depending on the wind, you can catch balloons over the Boise skyline with views toward downtown + the Capitol. Not guaranteed, but when it works, it is SUCH a Boise moment.
Check the weather before you leave. Balloon flights are weather dependent.
Save this for the weekend + send it to your balloon buddy.

Kinda chic to end up right back where you started, just with a completely different seat at the table.
I’ve got news: I’ve joined ADT Realty as their Idaho State Leader. And if you’ve known me a while, you know this is where all of this actually started.
I was their office manager first. I answered the phones. I learned real estate from the inside out, got my license there, helped them expand into multiple states and build the back-end systems that still run today. Then I left to go full time as an agent.
Coming back a few years later, I found the values exactly the same. But the company is sharper, bigger, better. It felt like walking into a house you used to live in and realizing it still smells like home.
And then they asked me to lead it here. I’m working on my broker’s license and I’ll be overseeing the state of Idaho.
Two weeks in, and Jules and I already have a desk at Kiln, we’ve run our first Monday meeting, we’re days away from turning company-generated leads on in Idaho, and we’re building out the materials that make every part of working with us feel intentional.
The thing I’m most excited about isn’t the title. It’s getting to hand people the training, the leads, and the tools I wish someone had handed me back at that front desk. If you’re an agent in Idaho who’s tired of doing this alone, my DMs are open. I’d genuinely love to talk.
And if you’re here because you’re buying or selling a home, nothing about how I take care of you changes. It just got better.
If you’re in a chapter right now that feels like starting over, sometimes it isn’t starting over. Sometimes it’s coming home with everything you learned. ✨🏠🇺🇸

Thinking about buying a home in Eagle, Idaho? The prettiest house won’t matter if it’s in the wrong neighborhood. 🏡
Whether you’re local or moving to Eagle from out of state, here’s what most buyers get backwards. They fall for the finishes and the photos first, then realize the neighborhood doesn’t fit how they actually live.
Eagle, Idaho has a neighborhood for every kind of life. Acreage and privacy, golf course living, amenity-rich communities with pools and walking paths, low-maintenance luxury, room for the RV and the toys, or walkable streets close to downtown Eagle.
So I made a free Eagle Lifestyle Fit Checklist to help you figure out which one fits you, before you tour a single home.
✔️ Compare neighborhoods beyond the house itself
✔️ Get clear on the amenities you’ll actually use
✔️ Score your real lifestyle fit
Want it? Comment LIFESTYLE and I’ll send it straight to your DMs. 📩

The details matter, but so does the opportunity next door. ✨
This Middleton luxury home gives you elevated new construction finishes today, with the rare chance to build for your future right beside it.
From the high-end selections to the single-level layout, split-bedroom design, great room, covered patio, walk-in shower, gas fireplace, and 3-car garage, this home was built to feel polished, private, and far from ordinary.
And then there’s the part that makes it even harder to find…
The neighboring lot is also available.
That means you have the rare opportunity to buy the luxury home now and build next door with the builder later. Think multigenerational living, grandma and grandpa close by, a guest home, private retreat, workshop, or simply extra space for your future.
Plus, buyers may be able to take advantage of a 1% credit when using the preferred lender. In plain English, that credit could help reduce your out-of-pocket closing costs or potentially help buy down your interest rate, depending on your loan structure.
The seller is also offering a $2,700 window covering allowance.
Luxury details inside. Long-term opportunity next door. Buyer incentives available now.

Today isn’t just about a closing. It’s about a family getting closer to home.
When we first connected, our clients had a goal: sell their commercial property in Orofino and relocate closer to family in the Treasure Valley. Their dream was to find a property with enough space to fit their needs while still being within reach of loved ones in Eagle.
To make that happen, we first needed to successfully sell their commercial property. Through an auction-based marketing strategy, we connected with buyers and helped coordinate a sale that created the opportunity for the next chapter.
Sometimes serving a client’s best interests means stepping aside. To maximize the proceeds from their commercial sale, I connected them with a local REALTOR® who could handle that transaction with no commission, allowing more money to stay in my clients’ pockets and ultimately helping make their home purchase possible.
With the commercial sale secured, we were then able to navigate the purchase of their new home in Mountain Home. Coordinating one sale contingent upon another is never simple, but with great communication, cooperative professionals, motivated parties, and straightforward terms, everything came together exactly as it should.
This transaction is a reminder that real estate isn’t about houses. It’s about people, goals, families, and helping clients get where they want to be.
Congratulations to these wonderful clients on the sale of their commercial property, the purchase of their new home, and this exciting new chapter closer to family. Thank you for trusting the process and allowing us to be part of the journey. 🏡❤️
Garden City is growing fast, and this corner is ready for what’s next.

Selling at live auction on May 30. Financing is allowed. Buyers and agents should verify all zoning and use with Garden City as part of due diligence.

This was almost a day I didn’t show up for.
Something shifted in my life this spring. Something big. The kind of change that makes you question who you are, what you want, and whether you even recognize the person looking back at you in the mirror.
But I showed up. Barefoot on marble floors, heels in hand, walking through one of the most beautiful homes I have ever had the privilege of stepping inside.
And somewhere between the gold light and the quiet of that space I remembered something.
Luxury is not a price tag. Luxury is freedom. Luxury is knowing your own value. Luxury is building a truthful life and a home you actually want to live in, with purpose behind every choice.
I am still learning. Still reflecting. Still holding myself to a higher standard even on the days it is hardest to find my footing.
But I showed up. And that is enough.🩵
Some days showing up is the most luxurious thing you can do for yourself. That day was one of them.✨
DM “Biltmore” for property details. This is my favorite house on the market right now. I can’t wait to show you more of this gorgeous home.

The best deals are not always the ones everyone can see.
My buyers fell in love with a home after it had already gone pending on Christmas Eve. Once they realized how much they loved it, I knew I had to dig deeper. I reached out, asked the right questions, and found out the seller owned multiple homes on that hill. That conversation opened the door to an off market opportunity my buyers would not have had access to otherwise.
No competition. Closing costs covered. Furniture included.
What made this one even more rewarding was everything it took behind the scenes to get it across the finish line. Because there was no listing to reference, I had to gather the details buyers would normally have up front and present everything clearly so they could move forward with confidence. We also worked through title delays, a commitment that came in right before closing, well and septic inspections, rockfall due diligence, and the challenge of coordinating vendors willing to service a rural property.
Deals like this do not happen by accident. They happen because I stay curious, keep pushing, and do not stop at the first answer. This one took strategy, persistence, and a whole lot of coordination from start to finish.
So happy for my buyers and so proud to have gotten this one officially closed.

Watching your friends step into homeownership for the first time is the kind of full circle moment that makes this job so special. 💕✨
These sweet clients of mine have been doing things the smart way from the beginning, focusing on their careers, saving intentionally, and waiting until the timing felt right to take the next step toward buying a home. I felt so honored when they trusted me to walk through that journey with them.
From resale homes to new construction, we spent days exploring every option, comparing locations, builder incentives, home styles, and what would make the most sense for their daily work routes and long term goals.
What surprised them most was the peace of mind that came with a brand new home and the confidence of knowing all the major systems were new too. In the end, they chose a home where they can create the backyard they have been dreaming of and start this exciting new chapter together.
I was so grateful to help guide them through the builder process, set expectations, and advocate for them every step of the way. That process can feel overwhelming for so many buyers, so it meant a lot to hear how supported they felt throughout it all. Even their parents were kind enough to compliment my attention to detail and the care I put into making this a smooth and meaningful experience.
And because these clients are also dear friends of mine, we had to laugh about the fact that this whole story really feels like an official graduation into the next stage of adulthood.
Congratulations on your graduation 😉🎓 and on this beautiful home. You deserve the world, and I cannot wait to watch you build a beautiful life together here. 🤍🏡
