Here's a realistic picture of what selling a home in Memphis will cost you:

Agent commissions will typically run 6% of the sale price. Add prorated property taxes through the day of closing, attorney and title fees, pre-listing repairs to get the home show-ready, and post-inspection repair requests in the $500–$2,500 range. If buyer concessions are part of the deal, factor those into your net — not your gross — price.

The sellers who come out ahead are the ones who go in with a clear picture of the costs, a strategy for pricing, and an agent who will put a net sheet in front of them before they ever sign anything.
