Yes, even notaries need notaries too! š
I had the absolute pleasure of helping a new member of our growing notary community in Brevard County. She left this incredibly kind review after our appointmentāand Iām honored to have played a small part in her journey into this profession.
š¬ ā321 Mobile Notary ā Professional, Punctual, and Highly Recommended!
As I prepare to become a notary myself, I wanted to experience firsthand what working with a professional mobile notary is like. Hiring 321 Mobile Notary was the best decision I couldāve made. From the moment Sarah arrived, I knew I was in great hands.
She was on time, well-prepared, and extremely professional. What stood out the most was her patience and willingness to walk me through the process, which made a lasting impression and inspired my own notary journey. It felt like the start of a valuable notary network connection.
If you're looking for a reliable mobile notary in Palm Bay or Brevard County, I highly recommend Sarah at 321 Mobile Notary. Her service is five-star worthy, and I wouldnāt hesitate to hire her again.ā
Hereās to supporting one another and building a strong local notary network. šļøāØ

Did you know?
-In 2019, the Federation of Exchange Accommodators (FEA) reported that about $100 billion worth of real estate assets were exchanged via 1031s (sortis.com)
-Between 2008 and 2017, over 500,000 exchanges took placeāresulting in an estimated $1.6 trillion in real estate being swapped through the 1031 mechanism (1031specialists.com)
A 1031 Exchange allows investors to defer capital gains taxes by reinvesting the proceeds from one investment property into another like-kind property. Think: selling a rental condo and buying a duplexāwithout touching the cash in between.
Itās a powerful tool for real estate investors looking to grow or shift their portfolios, and the paperwork has to be precise.
With experience handling sensitive, high-stakes documents, I make sure signings like these are done smoothly and securely.
Sign it, seal it, and reinvest with confidence.

š Weekly Roundup: Firsts, Favorites, and Far-Reaching Signings
This week brought some exciting varietyāand even a first for me!
ā
2 buyer packages
ā
My first ever 1031 Exchange signing
ā
Support for two different law firms
ā
A visit to a local chiropractorās office
ā
A remote online signing with signers spread across the state and country
ā
A warranty deed
ā
And 2 depositions
From real estate deals to legal paperwork to health care officesāthis week reminded me just how versatile this work can be. Each signing had its own unique flow, and Iām grateful for the continued trust across industries and professionals.
Throwback Thursday to my very first notary signing.
It was over 30 miles away, held outside on a front deck in the Florida heat, and came with a unique request: no strong perfumes or fragrances. I did everything I could to complyānon-perfumed soap, shampoo, lotion⦠but the detergent in my clothes still had a scent. Hence, we signed outdoors!
That experience taught me a lotāabout preparation, client comfort, and even about myself. I recently witnessed a brand-new notary go through her first signing and felt her anxiety deeply. I remembered how journaling my early signings helped me reflect, grow, and see situations through a neutral lens.
Today, signings feel like second nature. But we all start somewhere. For anyone just beginning this journey: keep going. Youāll gain confidence faster than you think.

Form I-9 isn't a notarization, but notaries are often asked to help complete Section 2 for remote employees. Why? Because weāre detail-oriented and know how to handle important paperwork.
Before starting 321 Mobile Notary, I worked in HR and audited hundreds of I-9s. I know exactly what to look for and how to help organizations stay compliant.
Last week, I helped a new hire complete their employment eligibility documentāaccurately and timely.
Remote team? No problem. Iāve got it covered.

š Weekly Roundup: Homegrown Service, Heartfelt Work
This week was busyābut the best kind of busy. I had the privilege of helping people in all kinds of situations, and each one reminded me why I do what I do.
š I assisted a local title company with 3 buyer closingsāa full-circle moment since it turns out itās the same office where I closed when I bought my own home here in Melbourne. It felt like a little taste of being home.
āš¼ I provided professional witness services for a fellow notary and an attorney.
š I helped two Hospice of St. Francis members finalize important documents during an emotional time.
š§¾ I completed a Form I-9 employment verification for a new employee. While not a notarization, itās a service I specialize in and one many notaries are trusted to handle.
š» By the time this posts, Iāll have also helped:
āļø A fellow notary complete their Remote Online Notary application
āļø A local family finalize their estate planning documents
And this weekend, Iāll be assisting with closing documents for an upcoming real estate deal.
Grateful. Steady. Focused. Iām now booking into next week and throughout the month as demand builds heading into the end-of-month rush. If you need help, Iāve got you.
Swipe through the photos to see a glimpse of what made this week so special including beautiful signing locations and personalized thank you cards for those that made my week extra special.

As summer heats up, many camps, sports programs, and youth travel groups require notarized formsālike medical authorizations or consent to travel.
Planning ahead can save you from last-minute scrambles. Iām here to help make the process smooth, simple, and stress-freeāso your family can focus on making memories, not paperwork.

š Weekly Roundup: Notarizing Across the Map
Between last week and this week, Iāve had the opportunity to complete 9 unique signingsāeach one a little different, but all important:
š„ļø An online deposition
āš¼ An in-person deposition signing
š” 2 seller closings
š A loan modification
š 3 Durable Power of Attorney documents
š An assignment of stock
And letās not forget:
āļø 3 of those signings were done remotelyāserving clients locally, in Ohio, and in central Florida
āļø Plus, a witness-only signing for a fellow local notary
Grateful for the variety, the trust, and the steady pace.
š£ Iām not working this weekend, but if you need something handled early next weekāIāve got open availability first thing Monday, June 2. Reach out anytime or book online to get on the schedule.

šļø Weekly Roundup + One of My Favorite Tools
This week was a bit slowerāI was out of town and also recovering from being sick. But I still had the chance to:
š¹ Help with 2 buyerās closings
š¹ Complete 2 sellerās closings
š¹ Witness documents for a fellow notaryātwice!
And I wanted to share one of my favorite tools that I use during loan signings: my handy dandy dry erase board with the date written on it.
When you're dating 20+ documents in a signing package, itās easy to get in a daze. This simple board saves clients time and stressāand it's one of those little touches that makes a big difference.

Throwback Thursday š
This was one of the most interesting VIN verifications Iāve ever doneāthe vehicle didnāt have a VIN!
It was built before VINs were even a thing, so we had to go old school and locate the serial number under the hood.
Notarizing a piece of automotive history? Yes please. These are the moments that make notary work more than just paperwork.
At 321 Mobile Notary, you never know what youāre going to getābut you can always count on it being done right.

I had the absolute honor of notarizing art-related documents for a truly inspiring clientāPam Webb, a watercolor artist whose talent is matched only by her story.
Pam spent 30 years living on a sailboat, where she discovered and mastered the unpredictable art of watercolor. Her paintings have a level of precision thatāll make you do a double takeāyes, theyāre really watercolor.
With her permission, Iām thrilled to share her work and her story. Check out her art, prints, and journey here:

Serving amazing clients like Pam reminds me why I love what I do.

I didnāt get a chance to post my weekly roundup last Friday, so here we goāmaking up for it in style.
Last week I completed 12 assignments, a personal record! It was a whirlwind of notarizations and a few non-notary requests, which definitely keep things interesting.
ā
Field trip permission forms
ā
Full estate planning packages
ā
A sellerās package
ā
Refinance on a manufactured home
ā
A cancelled contract delivery & document retrieval (no notarization needed)
Sometimes clients just need a reliable third party to handle sensitive errandsāand thatās where a mobile notary really shines. Professional, neutral, and ready to go.
I even had the pleasure of helping a very talented local artist. Iāll share more on that soon!
