🏦 Mortgage Closing Costs in Boston: What They Include and Why They Matter
One of the most important things to understand before buying a home in the US is how many additional costs come with the mortgage itself. The total can reach 2% to 5% of the loan amount on top of the purchase price. Here is what to expect:
1️⃣ Origination Fee
The lender charges between 0.5% and 1% of the loan amount to process your application. This is a standard cost built into the mortgage setup process.
2️⃣ Discount Points
Buyers can pay upfront to reduce their interest rate. Each point equals 1% of the loan amount. This is a strategic decision that requires careful calculation based on how long you plan to stay in the home.
3️⃣ Appraisal Fee
The lender orders an independent property valuation and the buyer pays for it. Typical cost: $500 to $900.
4️⃣ Private Mortgage Insurance (PMI)
If your down payment is below 20%, lenders require PMI. This adds $100 to $300 per month to your payment until you reach 20% equity.
5️⃣ Prepaid Interest
At closing, you pay interest from the closing date through the end of that month. A small but often overlooked cost.
6️⃣ Escrow Account
The lender opens an account from which property taxes and homeowners insurance are paid. You are required to fund it upfront with 2 to 3 months of payments.
