Clouds over Lake Havasu? I was hoping they’d give me a little more to work with. 🌧️
Most inspections out here happen under blue skies and desert sun. So when the clouds roll in and a few sprinkles start falling, I’m secretly hoping we get more rain to put the home to the test.
Rain can offer a different look at roofing, flashings, penetrations and drainage.. all things that spend most of the year waiting for their opportunity to actually manage water.
The clouds are teasing us. But rain or shine, I’m still getting on the roof.

1970s home. Two materials that immediately got my attention. 👀
Popcorn ceiling texture overhead.
Vermiculite insulation in the wall.
Does that automatically mean asbestos? No.
You cannot confirm asbestos by looking at it. Only proper sampling and laboratory analysis can determine whether a material contains asbestos.
But knowing what deserves a closer look matters.
Older homes can contain materials that were commonly manufactured with asbestos, and part of a thorough inspection is recognizing those potential indicators and making sure the homeowner or client knows when further evaluation or testing is warranted.

⚡️ I see this all the time. That doesn’t make it right. Or safe. ⚡️
This Square D subpanel had Eaton breakers installed inside it. They kinda fit. They function. And you may have even “got away with it” for years.
But that doesn’t make the installation safe. Electrical components aren’t interchangeable just because they fit.
Common? Yes. Correct? No. Safe? Also no.

Here’s something I think more sellers should consider.
Most people wait for the buyer’s inspection to learn the true condition of their home. By then, you’re already under contract, negotiating against the clock, and every newly discovered defect becomes leverage for the buyer.
One of my recent clients chose to have a pre-listing inspection before putting his home on the market. We identified several items that could have become objections during escrow. Instead of being surprised later, he had the opportunity to address them upfront and present buyers with a home they could purchase with confidence.
His home was sold in just 10 days. Buyers waived inspection. Full cash offer.
Was it because of the inspection alone? No. Great homes still need the right price, marketing, and great representation.
But here’s what the inspection did accomplish:
It removed uncertainty.
And in real estate, uncertainty is expensive.
When buyers feel confident, they make stronger offers. When agents have fewer surprises to navigate, transactions move more smoothly. And when sellers know the condition of their home before it ever hits the market, they stay in control instead of reacting to someone else’s report.
The buyer might hire a home inspector regardless.
So my question is would you rather read the report first or negotiate because someone else already has?
