This is going to be a fun one! π I helped my client secure a massive south Minneapolis home for his next remodel project in multiple offers π₯³
I canβt wait to see the attic turn into the primary suite π€© Itβs a lot of effort walking through homes, figuring out comparable sales, rehab costs, holding costs and competing with other remodelers - but the payoff is huge when you get the right property!

During my time as a civil engineer we were always using large plots/print-outs to bring to client meetings or to use for internal meetings to discuss large projects. It was a great way to visualize complex site information.
I recently created this custom map that I printed out and placed on the dining table at one of my listings. It shows the home location in relation to all of the great neighborhood restaurants, cafes, grocery stores and other points of interest - so anyone walking through the home can quickly understand the neighborhood better.
I want to make it a little more visually pleasing the next time around, but I thought it was a cool way to convey spatial data and a unique value add for my listings to help sell the location of the home.

One of the things I enjoy most about what I do is being able to help close friends or family navigate big life decisions involving a home purchase or sale.
In the case of my friends Jess and Alex, it was both. They needed to move from their first home, a charming early 1900βs home with no AC and a smaller footprint, into a home with more space for their growing family - taking into account school districts, day care, work and family locations.
Having 3 kids of my own, I know what matters to families when it comes to a move. I also know how difficult it can be to manage a move with kids and I do everything I can to make that process as smooth as possible.
We decided on a strategy to sell their current home first and they would live with family while we shopped for their next home. The reason behind it was to avoid having a significant disadvantage in a competitive spring housing market of being contingent on selling their home.
With their help making their home look absolutely fantastic and some strategic pricing on my part - we were able to sell their home in multiple offers above their asking price.
Once their current home sold, we went to work to find their next home. It took some patience and a number of house showings but we eventually found one they really loved. We made a pretty competitive offer but ended up losing it to another buyer :(
A couple of weeks later, the listing agent for their perfect home reached out and told me the sale was going to fall through! Jess and Alex were ecstatic and I coached them through making an offer that the sellers could not refuse. We ended up under contract without the home ever hitting the market again and the rest is history!

Health is a topic that I'm pretty passionate about. We live in a world where it is very difficult to experience optimal health due to toxins in our environment, in our food and in the products we use.
Most people spend the majority of their time in their home, making it the most significant environment that affects health. There are a number of things to be aware of when it comes to your home, including the materials it was built with, the water you drink and bathe in and the products you use in your home.
In the past, we were less aware of the causes of health issues - whether naturally occurring or human made. Now people are much more concerned with the consequences of living in an unhealthy environment and are more critical of the products they choose to buy.
We still have a long way to go to return to living in harmony with our bodies and our planet as we once did, but making conscious decisions to improve the environment we live in and being aware of things that can negatively affect us are small daily choices we can make that will move us collectively in the right direction.
Im definitely not perfect and have purchased products in the past more focused on the price than the ingredients or materials. It does take more time and cost a little bit more to live a healthier life but its well worth it to know you are doing better for yourself and those around you.
Just do what you can and don't worry about overhauling your whole house all at once. If you do have concerns about your home or want opinions on products - let me know! Im happy to share my knowledge.

My client initially lost out on this amazing Minneapolis home in a bidding war with 8 other parties π©
We were ready to move on and keep looking when the listing agent called me and told me the offer they had accepted had decided to cancel their purchase.
We strategized a second time, competed through another bidding war and came out the top offer without overpaying π€
Super excited for my client to be buying his first home!

Fantastic news heading into the long weekend for some of the great people Im helping with their real estate needs!
- Was able to help a first time home buyer get his offer accepted on a condo in a really cool spot on Medicine lake and near bike paths so he can walk out his front door and hit the trail.
- Also, after some serious negotiating, found the right buying group and came to terms to sell them the small restaurant building I have listed in South Minneapolis.
Can't wait to share more about them and their journey soon!
