In the heart of the Salish Sea, we’re part of a project that turns wastewater into a resource. Using a circular design approach, treated wastewater from homes irrigates an agroforestry-based farm, creating a closed-loop system that restores ecosystems while supporting local food production.

This innovative model embodies sustainability, proving that even waste can fuel life when approached thoughtfully.

While we excel at selling ecologically rich properties, such places are rare. The real work of our time is transforming degraded, lifeless spaces into thriving, life-giving sanctuaries. At Latitude, we support our clients in creating healthy, resilient, and beautiful places. Have you heard of an ARK?

An ARK, or “Acts of Restorative Kindness,” is an initiative developed by Mary Reynolds () that emphasizes restoring ecosystems on personal and shared land. The concept encourages individuals to dedicate part of their land to native biodiversity, creating spaces where nature can heal and thrive. By focusing on reintroducing native plants, removing invasive species, and allowing ecosystems to develop naturally, ARKs aim to support pollinators and other wildlife while contributing to broader ecological restoration.

The movement advocates giving at least half of a property back to nature, even if it’s a small garden, balcony, or yard. ARKs emphasize minimal interference, encouraging “messy” spaces that mimic natural habitats and provide essential resources for creatures like insects and birds. Beyond individual actions, ARKs also extend to schools, parks, and community spaces, creating a global patchwork of revitalized ecosystems. This approach highlights the role of personal responsibility in combating biodiversity loss and offers hope for reversing ecological decline on a grassroots level.

We highly recommend tuning into The Regenerative Real Estate Podcast episode featuring Mary Reynolds, as well as supporting her work by buying her latest book “We Are The ARK”.

Regenerative work is legacy work.

It’s in our hands to create healthy, resilient habitats where both people and nature can thrive. One of our favorite places on the planet where we’ve gathered community is Hiyu Wine Farm () in Hood River, Oregon.

There are few places in the world where a winery embraces the wild side of agriculture—a place where cows, chickens, and pigs graze among the vines, and fungi, flowers, and gardens blend seamlessly with the forest.

Hiyu shows that a permaculture approach to land stewardship not only produces an exceptional bottle of wine but also serves as a strong business model.

We recently caught up with our friends at Thrive Collaborative and are excited to hear about the progress at Veridian at County Farm. With 171 homes that cater towards mixed incomes, this fossil fuel free community in Ann Arbor, Michigan is definitely a place you should put on your radar.

Want to hear about how this development has been put together? Tune into the episode of The Regenerative Real Estate Podcast featuring Matthew Grocoff.

The Barn in Tivoli is on the market.

This place holds a special place in my heart. I’ve had the privilege to gather here and cohost here with some beautiful inspired souls from the region and beyond.

I hope to find some amazing folks to steward this place into its next chapter. If you know someone who would love and care for this place, please put us in touch.

It’s a one-of-a-kind village compound on over four enchanting acres along the serene banks of Stoney Creek.

This unique homestead features a converted late-1800s barn and a picturesque, modern two-bedroom cottage, beautifully sited in the village of Tivoli, New York.

The converted barn exudes rustic charm with soaring ceilings, exposed beams, sunlit spaces, and a cozy Vermont Castings wood stove. The cottage complements the barn with a modern, yet organic feel, and features two airy bedrooms, a skylit bath and sauna, a kitchen with custom chestnut cabinetry, and a living room warmed by a Morso wood stove.

The property’s natural beauty is accentuated by an edible garden, filled with fruit and nut trees, and a private pebble beach.

This sanctuary offers a rare opportunity to steward a dynamic, ecologically rich place just a short stroll from Tivoli’s charming downtown, close to Hudson and the Rhinecliff Amtrak station, and only two hours outside of New York City.

Please, share this freely, but with intention. This is a special place.

These moments capture our biodynamic stir + spray ceremony—our collective act of love and care for the land and farm. Notice how the sun radiates down, illuminating every sacred droplet of water! 🌞

Mark ( ) guided us all during this time and is part of a lineage of thinking and being that I now find myself part of. I never knew how spirituality malnourished I was until he shared a biodynamic stir on Whidbey Island in January of this year. It was a life changing experience and I knew we had to weave it into our Gathering. Not to mention has a working farm and this would be in service to the farms fertility and spirit. 👨🏼‍🌾

Bringing reverence to the world of ‘real estate’ has certainly helped me. Thanks to Mark for being a wayfinder and sharing your gifts with us all. I love our shared language. 💗
