Let’s talk electricity⚡️
We get a lot of questions about the ever-changing electrical codes and how they affect our inspection reports.
As inspectors, we are required to indicate whether or not a property is meeting the current electric codes, regardless of the age of the home.
AFCI: Arc Fault Circuit Interruptors
-installed in the breaker box
-required in living areas and bedrooms
-designed to prevent fires
GFCI: Ground Fault Circuit Interruptors
-installed at the plug receptacle
-required in kitchens, bathrooms, laundry, and outdoors
-designed to prevent electrical shocks
If your property is marked deficient due to missing or improperly functioning AFCIs or GFCIs, it doesn’t mean the property “fails” or is unsellable. However, you might want to consider asking a licensed electrician’s advice on upgrading.

If you picked D, you’re not alone. 🙋🏼♂️
During an inspection, we will test the temperature of the air coming out of the vents and compare it to the temperature setting on the thermostat.
The difference between those two numbers should be between 15-23 degrees Fahrenheit. If it’s not, the unit should be marked deficient.
Sometimes the house still feels cool, but those numbers can give us a clue that there may be a bigger issue. In order to avoid ending up in a sweaty situation, it’s best to get an AC professional out to assess the issue while you’re still in your option period.

Hello, WINTER! ❄️
Make sure your house is ready before the freeze hits!
❄️ Outdoor Faucets: Install faucet covers. These are inexpensive and can be found at home improvement stores. Wrap spigots with towels before installation for extra insulation. Any exposed pipes that do not have insulation are going to be at risk for freezing!
❄️ Sprinkler System: Turn it off!
❄️ Fireplace: Be sure the dampener is open before lighting a fire to prevent carbon monoxide from building up inside. It’s a great idea to have a carbon monoxide detector in your home, just in case!
❄️ Windows & Doors: Check to make sure windows are shut fully and properly. Weatherstripping should prevent drafts around doors. If you feel a draft, you can place towels around the door frame to create a temporary seal!

Q: How long should my inspection take?
A: We usually block off around 3 hours depending on the size of the house.

There’s a lot that goes into the verbiage of your home inspection report.
You may see the recommendation below come across in various sections of the report.
“Recommend a qualified professional to repair or replace.”
The key phrase: Qualified Professional.
We love your neighbor’s best friend’s cousin as much as you do, but he may not be the one you want fixing your plumbing.
We want you to be happy and safe in your home for the long haul. So, we will always recommend hiring a licensed, certified professional to perform any work on your home.
