The Basics are this. When selling a multi-million dollar property with big capital gains, you must locate a 1031 property to exchange into, otherwise you pay the taxes at the time of sale.

Our partners at Dividend Capital offer a property to exchange into that has been pulled out of a larger REIT group. This property pays a 4.6% dividend until the REIT performs a UPREIT on the property back into the group, where your taxes stay deferred and you get units and and k-1. Your kids can get these units as part of our estate planning if needed.
