U.S. Homes Are Not Selling, and Prices Continue to Rise June, usually the height of the spring housing season, saw sales of existing homes drop from the previous month, according to the National Association of Realtors.

I have to admit, this one surprised me. It surprised the sellers too. They admitted to some neighbor friends of mine that they listed high and were shocked to receive an offer after only two days on the market at list price which also waived appraisal. Real estate is still one of the best investments you can make.

Lots of people are curious what the residential real estate market in Louisville will be like this year. If it's any indication, I'm currently representing buyers who have already been in two multiple offers situations. We lost the first one to a buyer who waived inspections on a 130 year old house and we lost the second one to a buyer offering to cover any potential appraisal gap. The first property closed for $15k over list and the second one is under contract for $10k over list. So yeah, I'm predicting another seller's market.
