RED ALERT: AB 736, a transfer tax bill currently moving through the California Legislature, could significantly increase the taxes homeowners pay when they sell their homes. This issue matters to every homeowner in California. Please urge your legislators today to vote NO on AB 736.

AB 736 would allow local governments to increase transfer taxes on home sales far beyond what most Californians pay today. For example, for a home that sold for $900,000, the tax could increase from roughly $1,000 today to as much as $13,500 or even $27,000 in some cases.

For many homeowners, that money would come directly out of the equity they have worked for years to build. Whether you're planning to buy, sell, or remain in your home for years to come, policies like AB 736 that increase housing costs will affect all Californians.

What the Senate Just Approved
The package represents a rare bipartisan breakthrough, bringing together lawmakers as ideologically different as Senator Tim Scott, a South Carolina Republican, and Senator Elizabeth Warren, a Massachusetts Democrat, around a shared concern: housing affordability.

Among its major provisions, the bill would:
* Limit large institutional investors that own at least 350 homes from buying more single-family properties.
* Expand housing supply through incentives, grants, and streamlined building rules.
* Introduce targeted reforms for veterans, including improved VA loan visibility and changes to homelessness eligibility rules.
* Create new federal support for home repairs through grants and forgivable loans.

Real estate firms plan 400-plus homes at San Jose office site near transit

SummerHill Homes and Cypress Equity Investments proposed to build a 446-unit mixed-density residential community at 3550 N. First St., said Kevin Ebrahimi, senior vice president of development with SummerHill.

The development would consist of 373 affordable apartments for rent and 73 townhouse-style condominiums that would be for sale at market rates, according to Ebrahimi.

“The apartment component will be 100% affordable housing, serving a range of income levels with an average affordability target of 60% of the area median income,” Ebrahimi said.
