How we got this deal across the finish line:
The seller inherited the property and needed to sell in order to purchase their dream home out of state. On the other side, the buyer was searching for a value-add industrial building where he could park and operate his tree-trimming trucks.
The challenge?
Both existing tenants were paying far below market rent, and both leases were locked in until March 2026βmaking repositioning difficult.
