This house already had an accepted offer. Most people would’ve moved on.

My client loved this home. So instead of assuming we were out, I picked up the phone and started asking questions.

What I learned: the accepted buyers were contingent on selling their current home. My client was contingent too, but she was further along in her sale.

So we did something simple: submitted a strong, clean backup offer. No pressure on anyone. Just a safety net for the seller if anything changed.

A week later, the listing agent called. The first buyers’ sale had fallen through. It happens, and sometimes it’s nobody’s fault. But this seller couldn’t afford to wait.

We closed 12 days later.

The point isn’t “we swooped in.” It’s this:

Before you walk away from a house you love, make sure you understand your leverage.

Sometimes when you ask the right questions, doors reopen.
