One of the biggest mistakes I see sellers make is spending $30,000 trying to get $10,000 back.

Before listing, many homeowners assume they need to remodel the kitchen, update the bathrooms, replace everything, and make the house look like it belongs on HGTV.

The reality?

Some improvements are absolutely worth doing:

Even though I live over in Eastridge, I spend a lot of time in southeast Lincoln, and Colonial Hills is one of those neighborhoods that buyers consistently ask about.

Why?

They’re buying mature trees.

They’re buying established streets.

They’re buying quick access to schools, shopping, parks, restaurants, and all the places they actually visit every week.

Let’s be honest.

If Zillow says your house is worth more than you thought, Zillow is a brilliant technological marvel.

If Zillow says your house is worth less than you thought, clearly the entire internet is broken.

But here’s what sellers often misunderstand:

Zillow has never walked through your house.

It doesn’t know if you remodeled the kitchen last year.

It doesn’t know if your basement smells like fresh paint or wet socks.

It doesn’t know if your backyard feels like a private retreat or if your neighbor’s trampoline is slowly migrating into your yard.

It’s making an educated guess based on available data.

And sometimes it’s surprisingly close.

Sometimes it’s not.

The interesting thing is that buyers often spend months obsessing over the house itself while spending very little time thinking about the neighborhood.

Your evening walks.

The park where your kids play.

The people you see every day.

The smartest buyers don’t just shop for a house.

They’re not usually talking about interest rates.

Can I imagine walking the dog after dinner?

Can I see myself grilling on this patio on a summer evening?

That’s what buyers are paying attention to.

Buyers aren’t disappearing.
