A new traditional, cozy screened-in patio was completed in early spring of this year in the Beaumont area of Lexington. Once the interior furnishings are fully in place, the space will offer even greater privacy and comfort for guests through the addition of outdoor curtains, an area rug, wall art on the masonry feature wall, and thoughtfully selected greenery.
Both the open-air patio and the covered addition feature exposed aggregate concrete flooring, creating a seamless connection between the spaces. The structure is topped with a standing seam roof that feels both sophisticated and timeless, complementing the existing home with understated elegance.
My clients have already spent countless evenings enjoying their new covered patio, and it is easy to imagine the space serving as their personal oasis for many years to come.

I'm excited to share with you a major transformation to a guest bath remodel I designed and was recently awarded the 2024 best bath design in the state of KY – President’s Award from Home Builder’s Association of Kentucky (HBAK). I’ve included the before and after pictures so you can appreciate the substantial transformation. I had the pleasure of working with a nationally renowned, award-winning musician and composer. He has a deep appreciation and respect for contemporary/modern art and design, which is definitely my passion. The compilation of him as a person, his interests, and his exceedingly high standards set the tone for the design of the project. The before pictures of the guest bath show a dark, heavy, and compressed space. Poor lighting, storage, circulation, and function were all things lacking in its original composition. I wanted to enhance these attributes as much as possible with the new design. The cantilevered vanity and tall storage cabinet was custom built with a cerused finish. The floating appearance of the cabinetry encourages an airy feel in the space, deviating from the heavy, compressed characteristic it originally had. The semi-recessed tall storage cabinet provides storage for additional toiletries, bath towels, toilet paper, etc. The house is located in a historic preservation district, so removing the window and replacing it for the new shower location wasn't an option. The window was stripped from all paint to bare wood, then a marine varnish (water resistant) coating was applied for the final finish. The vanity countertop extends into the shower area, maximizing countertop surface for the guest bath. The accent triangular glass tile at the vanity and shower location articulates a unity with the shower and vanity. The tile has mirrored edges on all three sides of each piece providing a harmonious transition with the full height mirror.
Thanks in advance for taking the time to review my awarded design. I would love to hear your thoughts about this project! Thanks again to all for being a part of the journey and for the continuing support over the years with Dobson Designs!

Hi everyone! I’m sharing pictures of a custom steel LED handrail as well as some LED lighting examples from a residential application. The 10’-6” steel handrail was fabricated by Nate Hensley with Hensley Custom Studio. Nate is one incredible, highly skilled and talented artisan. I thoroughly enjoyed working with him on the design and during the fabrication process. From a facing elevation view, I wanted the handrail to appear thin in nature and to have a line character about it. From the top view, the middle section is recessed creating a minimal aesthetic detail in the handrail. This detail also mindfully speaks to what’s happening directly below it with the LED channel.
Whether for the interior or exterior, architectural accent lighting can have quite a dramatic impact and effect. The ambience it creates affects us psychologically in our moods and how we interact and live daily. Lighting is such an important and integral part in all of my designs. On a day to day occurrence, I see spaces under lit and lighting not budgeted appropriately in the design of projects.

Hi everyone! I'm really looking forward to sharing the after photos of this project in Richmond, KY when it's at a completion. But for now, I thought I'd create a folder and begin sharing some of the progress pictures. Currently, I'm providing pictures for review of the Before, Demo & Foundation Work as well as some early construction photos. Unfortunately, the house took a backseat shortly after the storm on June 25th. There was flood damage as well as damage to the trees in the front lawn. I provided one picture of the tree damage from my client's front lawn. This addition when finished, will have a L-Shaped Screened-In Patio, a Secondary Living Room, an ADA Accessible Bedroom & an ADA Bathroom. I'll be sharing the after pictures with everyone as soon as it's completed. Stay tuned! Thanks for the follow! Tim Dobson - Dobson Designs
