If you’re a first time homebuyer, here’s what you need to know about the home buying process! 5 things you should consider before buying your first home:
👉 FIRST TIME HOMEBUYER TIPS:
•
Consider what your monthly payment will be- if more than 25% of your monthly income would go towards your home will you be able to afford it?
•
Consider a fixed rate mortgage instead of an adjustable rate home mortgage, which is more volatile and leaves you vulnerable.
•
Consider comparable homes in the neighborhood you are looking to buy in. Be sure you aren’t overpaying for the neighborhood.
•
Can you put down 20% to avoid PMI? If not, calculate how much PMI you will pay until you hit a loan balance of 80% of the purchase price of the home.
•
Create a mock budget using your monthly mortgage payment and additional costs you will incur being a homeowner, including insurance, property taxes, HOA fees, repairs, etc.

If you're considering whether it's time to stop renting and purchase a home, I want you to keep in mind that the interest rate on renting is 100%..
However, renting has its perks. No maintenance costs, no down payment, flexibility to move; no concern about property value. But the truth is, your monthly rent payment is just like paying 100% interest month after month.
You see, when you toss the financial jargon, interest, at its simplest, is the fee you pay to live in your home. When you rent, that’s what you’re doing. You’re paying a fee month after month, gaining nothing other than a roof over your head.
When you buy, yes, you’re paying a fee (your mortgage) month after month, but you’re gaining SO much more than just a place to call home. You get:

Buying a home can be an intimidating process, but you can do it! Here is how:
1. Find a realtor who is friendly and willing to help you through the process
2. Find out what kind of property you want by looking around in your neighborhood and considering what kind of neighborhood you’d like to live in.
3. Talk to an expert about what you can afford and your price range—this is super important!
4. Once you have an idea of what you can afford, start looking at properties online and in person.

✅ Match the competing offer (or if you can, offer more)
✅ Limit or completely remove the contingencies on your offer
✅ Already be pre-approved for a mortgage
✅ Add an escalation clause
✅ Skip the inspection
✅ Be readily available to discuss

It’s cliche' advice, but it’s really, really good advice. And it’s all wrapped up in one little word (repeated three times, of course): LOCATION, LOCATION, LOCATION! It’s true. Location is the #1 feature to consider when looking for a home. It outranks:
-Square footage
-Bed/bath count
-Upgrades
-Outdoor living areas
-Neighborhood amenities
Why? Two reasons:
-Because it's huge in determining your home’s value over time. You're likely better off down the road having an average house in a great location than having the best house in a less-in-demand location.
-That 5-digit zip code isn't going to change. The kitchen? You can change that. Flooring? That too. But the address. Nope. That’s the same forever and always.
