If I were buying a home in Kentucky today, I’d be looking at things a little differently than buyers did a few years ago 👇

“Perfect” isn’t what I’d aim for

I’d look for this instead

👉 I’d prioritize location over cosmetic updates.
Paint colors can change. Countertops can be replaced. But you can’t move the neighborhood, commute, school district, or lifestyle

👉 I’d focus on the monthly payment, not just the purchase price
The goal isn’t to buy the most expensive house I can qualify for. It’s to buy a home and still have money left over for date nights, vacations, concerts, coffee runs, and actually enjoying life

👉 I’d pay attention to future value
Are people moving to the area?
Are new businesses opening nearby?
Is the neighborhood improving?

👉I’d look for a home with good bones
A solid roof, newer major systems, a functional layout, and a well-maintained property would matter far more to me than trendy finishes

👉 I’d think about my every day routine in my city
Do I want walkability?
Do I want a yard for my dog?
Do I want to be close to downtown?
Close to my hobbies?

It’s the little things like natural light, a kitchen with a lake views, outdoor space instead of a shared wall

Downsizing sounds dreamy until you actually do it🫣

Here’s what nobody prepares you for 👇

I work with a lot of clients who are ready to sell the big family home and simplify. And I love helping them do it. But I always have this conversation first because there are things that catch people off guard.

01 – The emotional part is harder than the logistical part

You can hire movers. You can’t hire someone to help you decide which of your kid’s childhood artwork makes the cut. Give yourself grace with this process.

02 – You probably have more stuff than you think

Most people underestimate how much they’ve accumulated. Start going through closets and storage spaces NOW, before you list. It’ll also make the home show better.

03 – The math works out better than you expect

Trading a larger mortgage (or pulling equity) for a smaller, more manageable payment often frees up more cash flow than people anticipate. Run the numbers with your agent and your financial advisor together.

04 – Location suddenly matters differently

When you’re not tied to school districts, the whole city opens up. Some of my favorite downsizing clients end up in neighborhoods they never would have considered before. This part is actually really fun.

05 – You don’t have to give up what you love

A smaller home doesn’t mean a smaller life. It often means more time, more money, and more energy for the things that actually matter to you.

🔍 WHAT MOST PEOPLE DON’T KNOW:

01 – The homes on Zillow are not always available

By the time you see it, fall in love with it, and text me about it…it may already have offers. This is why working with a real estate agent is so important.

02 – Your “must-have” list will change after 3 showings

That’s normal. The best buyers are flexible on the surface stuff and firm on the things that actually matter…layout, location, lot.

03 – The offer process is a strategy, not just a number

Price matters. But so does your terms, timeline, contingencies, and how the offer is presented. The highest offer doesn’t always win.

04 – Emotional decisions in a hot market are expensive

If you fall in love with every house you walk into, you’ll either overpay or get your heart broken repeatedly. Learn to evaluate, not just admire.

05 – The right agent changes everything

Not just for finding the home… but for negotiating it, navigating inspections, and getting to the closing table without unnecessary stress.
