Some great advise from Herndon. If you haven't made any recent improvements and your assessment still went up higher than you believe it should have, you can follow the steps below.

A lot of you told me on my last post that your assessment jumped this year, some of you by tens of thousands of dollars. Here is something you can actually do about it. And you have about ten days.

If your property was assessed higher than it would really sell for, you do not have to just accept it. Every Idaho county has a Board of Equalization, and you have the right to appeal your assessment to it. The deadline is the fourth Monday of June, which this year is Monday, June 22. By law the Board cannot hear an appeal that arrives late, so do not wait on this one.

How to do it:

Call your county assessor's office and ask for the Board of Equalization appeal form. File it in writing on or before June 22. Identify yourself, your property, and why you are appealing.

Bring proof of real market value. Recent sales of comparable homes, a recent appraisal, or a written opinion from a realtor all work. The standard is just a preponderance of the evidence, so you do not need a lawyer. You need a number and something to back it up.

Two things worth knowing. Your assessment is not your tax bill. The bill comes in November. But if your value is set too high relative to your neighbors, your share of that bill goes up, so an inflated assessment is worth challenging now. And if you are a church or nonprofit that missed the exemption deadline, the same Board, by the same June 22 date, is where you make that case too.

This right is in Idaho Code 63-501A. I am going to keep fighting to get this tax off your backs for good. Until then, do not leave money on the table this year. If your number looks wrong, appeal it by June 22.
