Median price up 6.7% YTD. Closed sales up 11% YoY. Inventory down 4.6%. Only 2.2 months of supply.

The 2026 Spring Pulse : High Velocity Entry Points in MO & KS 📈 (April - May)

1. Market Velocity: 📊

I’ve been spending a lot of time lately digging into the actual velocity of our local market specifically across the MO and KS corridor. One thing that jumped out at me is how certain price tiers are moving at completely different speeds. This “ Absorption “ chart is basically a measure of demand. Anything over that 1.0X line means the market is eating up inventory faster than it’s being replaced.

If you’re investor, this is ur “ LIQUIDITY MAP “.
We can see a massive spike in $300k-$350k range. This tells us exactly where the demand is highest, helping us avoid dead zones and target properties that will lease or sell faster.

2. Financing Mix:

I also wanted to see how people are actually paying for these deals. Looking at capital stack for last month, we’re seeing a really interesting story. Even with higher rates, conventional financing is still the engine of market, but look at cash volume.
At 15.6% cash, we have a huge stability floor. This is great signal for investors because it shows the market is just relying on retail mortgages, it’s supported by real capital.

3. Liquidity by Bedroom:

When I’m doing due diligence on an asset, I always look at what people are actually buying. I pulled the numbers on bedroom count and data is pretty clear; 3 bd are gold standard right now.

Nearly 45.5% of all successful sales in our area are 3-bd homes. For investors, this is all about exit strategy. If you want the most liquid asset with widest pool of potential buyers or renters, the 3-bd config is your safest bet.

4. Fastest Tiers:

Finally, I broke the data into the hit list of fastest moving price points. This table is basically result of my deep dive into the April - May reports I’ve been analyzing. The $300k-$349k tier is clear winner with 1.41X absorption rate with over 400 sales in just 30 days.

I’m not just sharing these charts to show what’s happening. I’m doing this research because I live in the spreadsheets.
