Things many first-time homebuyers don't realize until they start the process:
- The right resources make a big difference.
- A 20% down payment isn't always required.
- You'll sign a lot of documents (seriously, a lot).
- Feeling excited and nervous at the same time is completely normal.

You don't have to navigate it alone. MSHDA's resources and programs can help make homeownership more accessible for first-time buyers across Michigan.

Housing continues to be one of Michigan’s most urgent challenges, and MSHDA's panel “From Policy to Production: How to Lower Development Costs and Get More Michigan Homes Built” highlighted how essential collaboration across communities and industries is to removing barriers and moving projects from idea to construction.

The discussion, featuring panelists from the public and private sector, underscored the reality that increasing housing supply is central to affordability, talent attraction, and long‑term economic growth in Michigan.

Michigan housing gap tightens for workers and businesses statewide 05/27/2026

"The connection is simple: when housing supply is limited, costs rise and income gains are diluted. When supply expands, workers keep more of what they earn and businesses have room to grow.

Michigan has momentum, but not yet at the scale this challenge demands. The priority now is ex*****on: faster approvals, clearer rules and coordinated investment across sectors. Progress should be measured in homes delivered and time saved, not just dollars committed."

Michigan is facing a serious housing shortage that is driving up costs, limiting economic growth, and creating barriers for families and employers alike. MSHDA CEO & Executive Director Amy Hovey examines how aligning resources and collaborative policy efforts to help expand housing production is critical to sustaining Michigan’s economic vitality, supporting residents, and workforce development.

For years, Florence rented the same home — loving where she lived, but unsure how ownership could ever be possible. She didn't know where to start, it felt overwhelming and even scary. Then she found MSHDA's down payment assistance program.

After taking the class, everything changed. She gained clarity, confidence, and a clear path forward - and eventually became the owner of the home she had been renting for years. Sometimes the first step isn't financial. It's understanding what's possible. Learn more about MI 10K DPA: https://bit.ly/4jPii4f

Michigan’s housing challenges can’t be solved with one-size-fits-all solutions. True progress happens when communities have flexible tools and resources to respond to local housing needs. Over the last 2½ years, MSHDA has made great strides by offering regional housing partners and communities that flexibility with resources from the Housing and Community Development Fund (HCDF).

$200M HCDF Investment Impact (FY23–FY25)
Created 1,841 homes
Supported 84,826 households
Served 18,390 people experiencing homelessness
Enhanced 61 neighborhoods across Michigan

These investments are helping communities turn Michigan’s Statewide Housing Plan into action by increasing housing production, removing barriers, and strengthening communities across the state.

But the work isn’t finished. Michigan still faces a 119,000-unit housing gap, and maintaining HCDF flexibility will be critical to helping communities continue advancing locally driven housing solutions.
