A little help from your local neighborhood Realtor: Here is a little explanation on the Lancaster County Property Reassessment Notices that were received all around the county this past week:

I got my new Tax Assessment โ€“ Now What?
Lancaster County mailed reassessment notices in June 2026. The notice shows the countys estimate of your
propertys fair market value as of the reassessment.
Before filing, compare your new assessed value to what you believe the home would realistically sell for today. If
the countys value is within about 5โ€“10% of current market value, an appeal may not be worthwhile. If it appears
significantly higher than recent comparable sales, it may be worth considering an appeal.
If you feel that you want to Appeal โ€“ you must file with 40 days.
For the 2027 countywide reassessment, appeals must be filed within 40 days of the mailing date on the notice.
Notices mailed June 15, 2026, have an appeal deadline of August 3, 2026.
Submit a signed 2027 Reassessment Appeal Form to the Lancaster County Property Assessment Office. There is no
filing fee for a timely reassessment appeal. Appeals may be submitted online, mailed, or hand delivered. Iโ€™ve
attached a form and instructions to this email.
Gather Evidence
The Board is concerned with the market value of the property, not whether your taxes will increase. Helpful
evidence includes:
*A recent appraisal (generally within one year)
*Recent comparable sales
*Documentation of defects, deferred maintenance, floodplain restrictions, easements, etc.
*A recent purchase price (if applicable)
A professional appraisal is often the strongest evidence, but it is not required.
Attend the Hearing
The Board of Assessment Appeals will schedule a hearing and mail you the date and time. For the 2027
reassessment, hearings are being held at the Lancaster County Firemens Association in Lititz.
Receive the Decision
The Board can:
*Lower the assessment
*Leave it unchanged
*Increase it
Many homeowners dont realize that appealing opens the entire assessment for review, so the value can move up or
down. Even though your assessment may have increased, all taxing jurisdictions must adjust their current tax rate (millage) so they do not increase their income. A taxing jurisdiction may then choose to adjust their millage rate if they need to collect additional taxes, as in any other non-reassessment year. There is no simple way to predict the total tax change for any single property until the new millages are established for 2027.
