No matter the age or maintenance level, every home has something that needs to be addressed. Sometimes it’s major, other times it’s minor repairs and fixes.
Using the report from your home inspection is a great way to come up with a maintenance plan on your house. Not every defect is going to be an emergency but it’s great to still note them and add it to the maintenance list.

A home inspection is a non-invasive examination of the condition of a home. Home inspections are performed by licensed home inspectors who are trained and certified to conduct such evaluations. While a home inspection covers the entire home, sometimes more in depth evaluations of components in the home may be necessary. 🔍
When further evaluation is recommended, this is a great time to get a specialist to check out that system of the home.
Some things a home inspector will do:
- A visual evaluation of the entire home
- Operate faucets, switches, and systems using normal homeowner controls
- Report deficiencies that are found
Some things a home inspector will NOT do:
- Perform repairs on a home they inspect
- Comment on code compliance
- Determine or warranty future conditions
- Enter areas that are not readily accessible

Part of a home inspection includes entering and inspecting the attic of a home. Some of the things we are looking for is the condition of the trusses, roof sheathing, and insulation. We are also ensuring there is no sign of roof leaks or other visible issues throughout the attic.

Everyone likes a nice hot shower, but do you know that 120 degrees Fahrenheit is the safe limit for water temperature. At higher temperatures scalding and third degree burns can occur very quickly especially in the elderly and children.
As a home inspector we are evaluating the condition of a home, and a big part of that is looking out for safety concerns. Part of an inspection is testing the hot water temperature at a bathroom sink or bathtub.

Another week full of continuing education. This week I’m doing a deep dive into inspecting wells.
Most rural properties in SW Washington are on a well. Since we all need running water in our home, every buyer should have a well inspection performed to ensure proper flow and safe water is available.

Keeping mold at bay here in Western Washington is a constant battle. But, between best building practices and maintenance, mold control is possible.
When moisture enters into a building this becomes a great opportunity for mold to grow. Knowing the avenue of moisture pe*******on helps us know where to be looking for moisture and how to prevent it.

With the holidays nearly upon us, now is a great time to do some home winter preparation.
Winter safety is the name of the game here. Cleaning the dryer duct, hood vent, and chimney are essential to reduce fire risk.
We also want to make sure that all holiday lights are displayed in a safe manner. Check that all connections are tight and don’t use lights if they are damaged in any way.
