đ INVENTORY IS UP... BUT THATâS NOT A BAD THING.
Youâve probably seen the headlines:
âInventory is the highest itâs been in years.â
âTech layoffs are hurting the market.â
âPeople are leaving because of taxes.â
While those stories make for great headlines, they donât tell the whole story.
Yes, inventory is higher than weâve seen in the last few years. But when you zoom out and look at the long-term data, todayâs inventory levels are much closer to what a healthy, balanced housing market looks like.
The last several years werenât normal. We experienced historically low inventory, bidding wars on nearly every listing, waived contingencies, and buyers competing against dozens of offers.
Todayâs market is simply moving back toward balance.
Many of the market crash predictions point to tech layoffs and higher taxes as evidence that housing demand is disappearing. But if demand is truly evaporating, why was the Seattle metro area still ranked among the top five regions in the nation for population growth?
People continue to move here because of strong employment opportunities, quality of life, education, and long-term economic growth.
Could some areas see price adjustments? Absolutely.
Could some homes sit longer on the market than they did during the frenzy? Of course.
But thatâs a far cry from a housing crash.
Unlike 2008, homeowners today generally have substantial equity, lending standards remain far stricter, and we arenât seeing the widespread speculative lending practices that fueled the last major downturn.
The reality is much less dramatic than the headlines:
The market isnât crashing.
Itâs normalizing.
