In Mid-Q3 2026, about 7,100 single-family homes sold, and the urgency we saw in past years has given way to a calmer, more even pace. With roughly 38,900 single-family listings on the market and a 5.3-month supply, buyers now have more breathing room to consider their options, negotiate terms, and make decisions without the usual scramble.
The median single-family price softened to $330,000, and even with mortgage rates hovering around 7%, steady pricing has helped keep Houston accessible for many. The same trend is reaching townhome and condo buyers—more choices, gradually lower prices, and a less competitive environment. As someone who’s guided clients through every kind of market swing, I see these changes as positive steps toward sustainable growth and lasting homeownership opportunities across Houston. Lately, I’ve been watching how builders are adapting to what buyers can actually afford—and it’s changing the landscape for new homes. In Early-Q3 2026, 53% of new single-family homes nationwide sold for less than $400K (up from 50% over the past year), with the median price at $393.8K and the average, still influenced by some high-end sales, at $508.8K. This isn’t just about discounts. Builders are focusing on more entry-level, compact homes, while a slim slice of luxury sales keeps averages high. The $300K–$399.9K range grew to about 34% of sales from 28% just a quarter ago, as mid-range sales dropped and million-dollar homes ticked up a bit. But price tags alone don’t tell the whole story. If you’re looking at new construction, compare price per square foot, lot size, HOA dues, taxes, insurance, finishes, incentives, how strong the appraisal looks, and how much cash you’ll need at closing. If payment pressure stays up and builders keep outpacing resale inventory, I expect to see even more choices under $400K. Having spent years in new construction and brokerage, I know that the right strategy—and knowing what you’re really getting—can make all the difference in finding a home that fits your future.

In the last decade, we’ve seen the average new single-family home in the U.S. shrink from 2,700 to 2,400 square feet—a trend that’s especially meaningful here in Katy and West Houston. At the same time, the price per square foot has jumped by about 72%. By 2025, one in four new homes sold is under 1,800 square feet (compared to about one in six ten years ago), and the share of homes at 3,000 square feet or more slipped from one-third to just one in five. Builders are leaning into smaller footprints to balance out rising land, labor, and material costs, all while mortgage rates hover around 6–7%. For first-timers or anyone looking to keep a close eye on their budget, these more compact homes can mean lower down payments and manageable monthly costs—even if price per square foot remains high. For my clients, the landscape may be shifting, but the goal is the same: find a space that fits both your needs and your future. That’s how real estate builds lasting opportunity, just like my grandfather taught me.
