That look isn’t always just about aesthetics.

Higher, more open ceilings can make a space feel bigger and more energetic, but there’s a tradeoff: sound has a lot more room to travel. Add hard floors, big windows, concrete and a packed dining room, and suddenly dinner gets…loud.

That’s why you’ll often spot acoustic panels, wood slats, upholstered booths and other sound-absorbing materials worked right into the design.

It’s one of those little things you probably never notice until you know to look for it.

Here’s something most people don’t think about when they look at waterfront property: the view is only half the story. 🌊

One of the first things developers and engineers want to understand is what’s happening below the waterline — especially the condition of existing pilings and marine structures.

A piling can look perfectly fine above the water while deterioration is happening lower down, particularly around the waterline and below it. That means what you can’t see can have a major impact on whether an existing structure can be reused, needs reinforcement, or has to be replaced altogether.

And that’s your little development insider tip: when evaluating waterfront property, never judge the marine infrastructure from the dock alone.

The best waterfront projects don’t just plan around the view. They plan around what’s supporting it. 🌊
