Very good info on fraud in the real estate industry. We just heard of a situation in the Grand Rapids area that took over 180k from a soon to be buyer, and left them with no money and essentially no new home. This does happen everywhere and you must protect yourself and ask questions if something sounds off. Use your realtor to guide you along the way. If something, especially money related, suddenly changes or is different than your realtor or lender has previously explained, call them ASAP! Ask them about what is being requested. These are the people working for you and looking out for your best interest during this process. Always call to verify, do not trust text or email if you suspect something is wrong. The best protection you have is to be informed and aware!

IMPORTANT INFO. for Homebuyers... In the last couple weeks we have had several potential home buyers/clients say to us "I don't need and agent", "I can't afford an agent" or worse, "I'm not willing to pay an agents commission". Yesterday I heard a story where a potential home buyer said "We don't need a real estate agent because we are "Cash Buyers". Folks, Please understand in this market (sellers market) you need a buyers agent working with you more than ever. The people I mentioned above were not aware that hiring a buyers agent essentially costs them nothing! That's right. A good buyers agent will provide all the key services you need to buy a house including searches, negotiations, contract preparation, preparing offers and taking you all the way to closing and it costs you the buyer NOTHING! The brokerage fee is paid by the seller of the house you buy and you will not get a lower price because you were unrepresented...In fact, the studies prove you will pay HIGHER without an agent on your side.
