“This week’s topic: Buyer’s Confidence Starts Under Their Feet.

One of the biggest mistakes I see sellers make is focusing on cosmetic updates while ignoring the things that actually scare buyers.

Here’s a little secret: buyers know within seconds if they’re interested in a house. Before they ever get to the kitchen, before they notice your paint color, before they see the master bathroom, they’re already forming opinions.

And the fastest way to kill buyer confidence?

Uneven floors.

A floating LVP floor that moves when they walk. Soft spots. Sloping rooms. Bouncy areas. Anything that makes a buyer wonder, ‘What’s wrong underneath here?’

The problem isn’t always the floor itself. Sometimes it’s a simple repair issue. Sometimes it’s improper installation. Sometimes it’s a subfloor that needs attention. But buyers don’t know that.
