🏡 MORTGAGE RATE UPDATE | AUGUST 2026
A little positive news for Cape Cod buyers: mortgage rates moved slightly lower this week. The average 30-year fixed mortgage was about 6.67% as of August 13, according to Freddie Mac. (AP News)
📉 Why the improvement?
Recent inflation data came in cooler than expected. Producer prices were essentially flat in July, with lower energy prices helping ease some inflation pressure. (Reuters)
But here’s what I think buyers should really pay attention to:
✨ Less competition can mean more opportunity.
In today’s market, buyers may have:
• More negotiating power
• More time to make a thoughtful decision
• Better opportunities to negotiate price or terms
• Less pressure from multiple-offer situations
A higher interest rate doesn’t automatically mean it’s a bad time to buy. The purchase price and terms you negotiate today matter too — and refinancing may be an option later if rates improve.
🏖️ If you’ve been considering purchasing a home or investment property on Cape Cod, this may be a market worth exploring rather than waiting on the sidelines.
📩 Message me and I’d be happy to discuss what opportunities are currently available.

🏡 8 Home Features That Can Add Real Value
Whether you’re renovating or buying, some upgrades can make a home more attractive, functional, and valuable over time.
Features buyers often appreciate include:
✨ Updated kitchens with quality finishes
✨ Energy-efficient windows and systems
✨ Plenty of storage
✨ Functional outdoor living spaces
✨ Updated bathrooms
✨ Flexible bonus rooms or home offices
✨ Smart-home features that improve convenience
✨ Durable, timeless flooring and finishes
But not every upgrade delivers the same return. Highly personalized renovations, overly trendy finishes, or expensive features that don’t fit the neighborhood can sometimes make resale harder.
Real estate tip: The best improvements are usually the ones that combine function, quality, and broad buyer appeal.
If you’re thinking about renovating before selling, it’s worth knowing which upgrades are likely to make the biggest difference in your local market.
🏡 4 Flooring Trends Designers Say Are on Their Way Out in 2026
Flooring has a huge impact on how a home feels—and because it’s such a major investment, choosing something timeless can make a difference when it comes to resale.
According to designers featured by Martha Stewart, these flooring trends are beginning to lose favor in 2026: (Martha Stewart)
❌ Gray flooring
The cool-gray look that dominated homes for years is giving way to warmer, more natural wood tones like honey, brown and soft neutrals. (Floor Daily)
❌ High-gloss marble
Designers are leaning toward softer, more natural finishes, larger-format tile and materials with visible texture and character. (Martha Stewart)
❌ Luxury vinyl plank as the default choice
While practical in many homes, designers are increasingly looking toward authentic materials and flooring with more natural character. (Martha Stewart)
❌ Generic, builder-basic flooring
Homeowners are becoming more interested in flooring that complements the architecture and personality of the home rather than using the same material everywhere. (Martha Stewart)
✨ What’s coming in? Warm wood tones, wide planks, matte and satin finishes, natural stone, texture and flooring choices that feel more individualized and timeless. (Martha Stewart)
Real estate tip: Flooring is one of the first finishes buyers notice. If you’re renovating with resale in mind, think beyond what’s trendy today and choose something that will still feel beautiful years from now.
🏡 Your Front Porch Sets the Tone Before Buyers Ever Step Inside
Curb appeal isn’t only about landscaping—the way you decorate your front porch can have a big impact on how welcoming and well-maintained your home feels.
A few things that can quickly make an entry feel cluttered or dated:
• Too many signs or sayings
• Excessive seasonal décor
• Artificial plants that look worn
• Mismatched or oversized furniture
• Too many small decorative pieces
• Faded cushions, rugs, or planters
For a more polished look, keep it simple: beautiful planters, fresh greenery, updated lighting, a clean doormat, and just a few intentional pieces.
✨ When it comes to curb appeal, less can absolutely be more.
And if you’re thinking about selling, remember—buyers start forming an opinion of your home before they even reach the front door.

🏡 DID YOU KNOW? | CAPE COD REAL ESTATE
The market is giving buyers something they haven’t had much of in recent years:
More choices. More negotiating room. More time to think.
Here’s what that can mean:
🔑 BUYERS
You may have more opportunity to negotiate on price, inspections, repairs, or closing terms.
🏠 SELLERS
Presentation and pricing matter. Buyers are comparing homes carefully, so coming to market correctly is important.
🌊 SECOND-HOME BUYERS
Location is still everything on Cape Cod. Beach access, boating, village centers, rental potential, and overall condition can strongly influence value.
💰 MORTGAGE RATES
Rates remain an important part of affordability, but the purchase price and terms you negotiate can matter just as much.
Bottom line:
This is a market where having the right strategy can make a real difference.

🏡 CAPE COD MARKET CHECK | SUMMER 2026
Cape Cod real estate is still moving — but today’s buyers are paying much closer attention to price, condition and location.
The median single-family sale price in Barnstable County reached $760,000 in Q1 2026, while inventory has also been increasing.
What does that mean?
✨ Buyers have more choices.
✨ Well-priced homes can still attract strong attention.
✨ Sellers need to be realistic about pricing from day one.
✨ Homes under $1 million continue to be an important part of the Cape market.
If you’re thinking about buying or selling on Cape Cod, the strategy matters just as much as the market.

🏡 BIG NEWS FOR HOUSING — AND CAPE COD 🌊
The 21st Century ROAD to Housing Act is now law, bringing new attention to one of the biggest issues affecting real estate today: housing supply and affordability.
What could this mean for Cape Cod?
🏠 More focus on creating housing
🔑 More opportunities for first-time buyers
🏗️ Efforts to reduce barriers to new housing development
💰 Financing and affordability initiatives
👨👩👧👦 More attention to workforce housing
Here on Cape Cod, our market is different from many parts of the country. Limited land, local zoning, environmental protections and strong demand all play a role in keeping inventory tight.
This new law won’t suddenly make Cape Cod homes inexpensive—and it doesn’t automatically change local zoning—but increasing housing supply could create more options and opportunities for buyers over time.
For sellers, Cape Cod’s limited supply and desirability continue to make pricing, presentation and local market knowledge incredibly important.
🌊 Real estate is local—and Cape Cod is especially local.
Thinking about buying, selling, or simply wondering what your Cape Cod property is worth? I’d love to help.
