⏱️ Days on Market: Homes are taking longer — up to 51 days from 39.
📦 Inventory: Down 7.8%, with 2,427 active listings, but supply remains steady at 4.0 months.
💰 Pricing Trends: Only 16% of homes sold above list; 36% sold below asking.
💸 Mortgage Rates: Averaging 6.3% for a 30-year fixed — the new normal.
🔥 Most Active Range: $350K–$500K homes led the way with 24% of sales.

Home prices in North Alabama STARTED to stabilize. Rent prices in N AL dropped. Investors, get ready - we will see foreclosures and short-sales in 2026.

Alabama’s real estate market is changing.

More than two thirds of cities, towns and counties in Alabama saw price drops from January to September, mirroring a trend seen throughout the southern and western United States, according to data from real estate company Zillow.

Prices were down in Jefferson County, home to Birmingham; Madison County, home to Huntsville, and Mobile County.

Foreclosures are up. Home prices have stabilized some. Mortgage rates are still in the 6% range. Apartments complexes are lowering their rent rates too.
