I got to meet this cute little guy on an inspection this week. Zorba was happy to be my inspection buddy for the morning!

“Don’t Do This!” For those handy husbands wanting to save some money and install their own drain lines. Don’t ever notch the floor joists. Floor joists are a crucial part of the floor structure. When compromised the entire floor structure is weakened and can cause sagging, cracking in flooring and general weakness. Unfortunately in this case the floor was already starting to sag and now the seller is left with no choice but to have repairs professionally made. Upon further evaluation major termite damage compounded with complete floor structure failure was found in the crawlspace. In the pictures you can see that the outer band joist had completely failed which had allowed the floor joists to collapse directly onto the ground. Repairs as major as these can actually cost more to repair then the house is actually worth. Unfortunately they called us for an inspection after they had purchased the home. Now they are left with the headache of determining if the house is even salvageable. Purchasing a home is a big expense. Using an infrared camera in certain circumstances can prove to be a valuable tool during an inspection. In this picture you can see by the dark blue color that the door does not fit flush against the door frame. This indicates either a bad seal or a door that is not fitting correctly. This type of problem can lead to major energy loss over the long run and always worth repairing.

Having the proper tools is half the battle of a proficient home inspection. Pictured I am using a moisture meter on a presumed leak on the underside decking in an attic. My meter indicated that this area had a much higher moisture content then it should have. In this situation I would note an active water leak in my report that is in need of repair.
