Original construction 1945. Thats 77 years of modifications, material overlays, rebuilds, requires, and remodeling. May only be 1500sqft, but sure does take as long as a 3000sqft new construction.

Y’all- this is why you DO NOT skip a home inspection on new construction homes. This home had already been through the builders QA process, CO issued by county inspector, and the customer walk through is TOMORROW. The framing under the roof shingles is rotted, and the electric wiring is “hot” and is a major safety hazard. The overall summary report on this home is 64 pages and these are only a couple of the items that we were able to help protect the buyers with.

We LOVE sellers like this. When we see something like this it typically shows the sellers are detail oriented and have taken as good of care of their home as they could. Just gives ya a super good feeling!

Yet AGAIN- why you NEED. Seriously NEED a predrywall and also a final inspection by a licensed Home Inspector on your new construction build. Just because they messed up on the house next door, doesn’t mean you need to suffer!!!!

When you look down a crawl space that is over 70 years old and it looks like this, you just have to smile....

Working at a 1955 constructed home today, we learned more about Louise Poston and her neighbors than we anticipated. But seriously- these two have been neighbors and friends with each other for near 50 years. When people ask where we are going, show them this picture as our past. Then work from there.....

Painted brick- it’s HOT, it’s trendy. Cedar shutters- freaking awesome!! While this home is 💯 in looks, a thorough inspection shows there are issues of moisture intrusion, cracking masonry foundation, and unfortunately that “m” word.... Did you know that most foundation and water issues can be solved by simply adding an appropriate sloped splash block??? Having an inspector that goes the distance in finding everything they can, and has the experience to know what is important to protect your investment is HUGE.
