Replace the burnt-out bulbs before your home goes live.
This is one of those tiny things sellers forget because they’ve gotten used to living with it.
But buyers don’t see it that way.
They walk into a room that feels dark, dull, or smaller than it should, and they start forming opinions before they even realize why.
Lighting changes how a home feels in person and how it photographs online.
Before showings, check every lamp, hallway, bathroom vanity, basement light, closet light, and exterior fixture.
It’s a small fix that can make the whole home feel better cared for.

Realtors love telling people to declutter before they move.
Clear the closets.
Donate what you don’t wear.
Simplify before you pack.
Only keep what you actually use.
Great advice.
Painfully inconvenient when the closet in question is mine.
Apparently, I have no problem helping sellers make smart decisions about their stuff, but ask me to choose between dresses and suddenly I need a committee, a spreadsheet, and emotional support.
So I’m turning this over to you.
Which dress stays? Which one has to go?
Be ruthless. I can take it.

Don’t over-upgrade before you sell.
This is where sellers can accidentally spend money they don’t get back.
A full renovation might feel like the “right” thing to do, but buyers don’t always value upgrades the same way you do. The flooring you pick, the fixtures you love, or the backsplash you spend weeks choosing may not be what actually moves the number.
Before you start tearing things out, get strategy.
Sometimes the better move is paint, lighting, repairs, cleaning, staging, and making the home feel cared for.
The goal isn’t to create your perfect version of the house.
The goal is to make smart choices that help the home sell well without wasting money on projects that don’t pay you back.
At this point, I’m not sure I own these cats.
I think I’m just managing their real estate.
They have regular visitors, neighborhood fans, people checking to see if they’re outside, and somehow a stronger local presence than most businesses.
Meanwhile, they pay no bills, do no chores, contribute nothing to the household economy, and still have everyone wrapped around their little paws.
Respect.

Recently we got to shoot content at The Ivy Table in Brighton, and this place is very near and dear to my heart.
It’s Livingston County’s first and only pay-it-forward cafe, which means people can come in, enjoy fresh, high-quality food, and be served with dignity no matter their story, season, or financial situation.
That matters.
Some people may need a free or reduced meal. Some people may be in a position to pay it forward and help cover a meal for someone else. Either way, the whole idea is built around hospitality, generosity, and community showing up for each other.
And you can feel that when you walk in.
The Ivy Table isn’t just a cafe. It’s a place to gather, connect, volunteer, support local, and be part of something bigger.
I would truly love to take you to lunch here sometime, sit across the table, and support a place doing work I really believe in.

Clean the windows before photos or showings.
It sounds small, but natural light is one of the first things buyers respond to when they walk into a home.
Dirty glass, smudges, fingerprints, dust, and old screens can make a room feel darker than it really is.
And buyers may not stop and think, “These windows need cleaning.”
They just feel like the room is dim, dull, or not as fresh as they expected.
That matters.
Before your home goes live, look at the windows the same way a buyer would. Open the blinds, let the light in, and make sure the glass isn’t working against you.
Bright rooms photograph better, show better, and feel better.
