Condensate drain lines are a common problem area in the attic. The condensate drain line drains the water from the evaporator coils in your AC unit. Notice the water stains on the wood along the length of the line. This is caused by the cold liquid from the evaporator coil causing condensation on the white PVC pipe in the hot, humid attic. Just like on a hot summer day when a cold drink will “sweat” and cause liquid to form on the outside of the glass, this is the same concept. AC units can clear a tremendous amount of water in the high heat and humidity of Houston daily. It’s imperative these drain lines are properly installed and insulated to prevent this which will eventually lead to odors and water damage to the insulation and ceiling below.

Water leak above master bedroom caused by missing kick out flashing. The “kick out” flashing is an often missed piece that diverts water away from the wall where a roof terminates along its path. In this case the water was coming off the chimney cricket and getting behind the siding where the kick out was missing. , ,

This is common practice amongst DIYers but it is still unsafe due to the location. This is on the ceiling and gravity can assist the cord in working it's way out of the "outlet" and potentially cause arcing.
