Not all waterproofing products are created equal.
During a recent inspection, we found a builder using exterior flashing tape as part of the shower waterproofing system.
Flashing tape is designed to keep water out around windows, doors, and exterior penetrations—not to serve as a primary waterproofing membrane inside a shower.
When the wrong materials are used, water can find its way behind tile, leading to hidden moisture damage, mold growth, and costly repairs down the road.
Just because something is new construction doesn't mean it's defect-free. That's why inspections matter.
The details matter when water is involved.

Block & beam foundations are designed to have some movement—but how much is too much?
Start paying attention if you notice:
• Floors that feel uneven or bouncy
• Doors that stick or won't latch
• Cracks forming in walls or ceilings
• Gaps around windows, doors, or trim
• Excess moisture in the crawl space
Small changes can be normal. Significant movement or worsening symptoms may signal foundation issues that need further evaluation.
The best time to catch foundation problems? Before they become expensive repairs.
Built on confidence, inspected with precision.

WHAT CAN A THERMAL CAMERA REVEAL?
Not everything can be seen with the naked eye.
During an inspection, thermal imaging can help identify:
• Hidden moisture intrusion
• Active plumbing leaks
• Missing insulation
• HVAC performance issues
• Electrical hot spots
• Air leakage around doors and windows
Thermal cameras don't see through walls, but they can reveal temperature differences that may point to problems hidden from view.
Sometimes the biggest defects are the ones you can't see.
See beyond the surface.

PRE-LISTING INSPECTIONS: PROS & CONS
PROS
• Discover issues before buyers do
• Make repairs on your timeline
• Reduce surprises during negotiations
• Build buyer confidence
• Potentially speed up the closing process
CONS
• The inspection may uncover defects you weren't aware of
• Known material defects may need to be disclosed to potential buyers
• Repair costs may need to be addressed before listing
• Buyers may still choose to obtain their own inspection
A pre-listing inspection can be a powerful tool, but it's important to understand both sides. The goal isn't to find a perfect house—it's to create a smoother transaction with fewer surprises.
Knowledge is leverage.

Hidden issues buyers miss 👀🚰
Behind this little access door? Kinked PEX water lines just waiting to cause pressure problems and potential leaks. Most buyers would never notice it during a walkthrough — but that’s exactly why inspections matter.
Sometimes the biggest problems are hiding in the smallest spaces.
If it’s behind a panel, we’re probably checking it.

Galvanized pipes don’t last forever 🚰⚠️
If your home still has galvanized plumbing, a little prevention now can save you from major leaks, low water pressure, and expensive water damage later.
-Check for rust-colored water
-Watch for low pressure
-Inspect exposed pipes for corrosion
-Look for leaks around fittings
-Know the age of your plumbing system
Don’t wait for the drip to become a flood.
