Why doesn't our local government understand the significance of this historic structure.

I had a long talk with a great COH inspector about new pending codes coming up. Not good. Need to build ASAP before they change:
>All appliances must have WiFi, including water heaters. You'll have to buy an appliance permit and have inspected. The city will inspect.
>There has to be a main switch by the main entry door to turn off EVERY light in the house. That means that if an intruder breaks in your front door and turns it off, and comes in your bedroom, you can't turn on your light to defend yourself.
>All HVAC thermostats must be WiFi. It is known that during the last freeze, that clients that had a Ring thermostat had their temperature changed by their energy provider, without approval.
>Certain receptacles/plugs must have a timer and turn off automatically.
>All fixtures must have UL listing, everything printed on fixture. So much for historic/retro/antique items.
This does not include new fire ratings, ingress, egress, load limits for structural department. These are pending, and can be amended by City Council. I will be at the meetings to voice my opinion.

Awesome garage apartment we designed and built on East 26th. It has a 4' overhang over driveway to make the apartment bigger. cabinets from Durastone Corporation, windows from Grogan Building Supply doors from The Detering Company, and counter tops from Stone Future. I like the kitchen back splash tile. Har.com 402 east 26th street. Photo credits: listing agent. The driveway was problematic, but we did it to save tree.

Awesome two bedroom we finished last week. New everything. Cabinets from Durastone Corporation, counter tops at Stone Future, and frosted five panel doors at The Detering Company.

Our tile guys did a great job on this new bathroom. White tile with dark grout is VERY hard to look good, however they knocked it out of the park. Clients are happy! Cabinets from Durastone Corporation and tops from Stone Future
