Houston residents need to earn an income of $49,560 to be able to afford the typical apartment rent. This compares to the 63,680 the average American requires elsewhere in the United States.

Greater affordability means higher occupancy rates, consistent demand, and higher chances of long-term tenants and makes Houston a great place to start or grow your investment portfolio or do the BRRRR strategy!

Looking for your next investment opportunity? These were the top 10 areas winning hearts in 2024 based on largest percent increase in home purchases over the past year.

New construction made up the majority of home sales in 7 of the top 10 areas, the perfect opportunity to add to a rental portfolio and to take advantage of the speedier appreciation that typically accompanies up and coming areas.
Affordability proved key, with 7 of these sought-after communities having average home prices below the Houston area’s average of $406,492, helping these areas to be approachable for even a new investor.

Stay safe and warm out there during this round of cold weather, Houston. We’ve been doing some last minute buttoning up ourselves but if you haven’t already, don’t forget to:

Insulate pipes and monitor for leaks-Extreme cold can lead to ice dams, roof leaks, or frozen pipes that burst. Keep faucets dripping and regularly check for any signs of leaks or water damage.

Check for Gaps- Seal any gaps around windows, doors, or where pipes enter walls, which can let in drafts and cause pipes to freeze. Window Treatments such as heavy curtains or thermal blinds can also help retain heat and reduce heating costs.

Lastly, if your property has gas heating, ensure carbon monoxide detectors are installed and functioning and ensure your fireplace is properly cleaned and safe to use. Never leave space heaters unattended and to keep them away from flammable materials.
