631 W 22nd St / Radom Office 2 (after and before)⁠

631 W 22nd St was constructed in the 1920s as a standalone building that housed factory workers at the complex next door. Over the years, it served as an antique store, artist lofts and corporate office space. We remodeled the space into the HQ, highlighting the original cypress clerestory replacing the boarded-up exterior with operable double-hung windows and creating 3 new green spaces. It’s a magical little structure.⁠

is a California-inspired eatery by in our project. The laid-back space designed by and Grant Cooper is an effortlessly cool spot to enjoy ocean-forward cuisine and impeccable drinks.

We had the pleasure of working alongside Michael Sambrooks and his talented team at in their quest to convert the windowless prop warehouse into one Houston’s finest restaurants. The designed space is stunning. Come check it out!

3334 Richmond / Lobby Renovation (before and after)

3334 Richmond is a Houston mid-century office building constructed in the late 1960s. Leaning into the building’s clean-lined history, our renovation features terrazzo floors modeled after the original lobby installation, an honest material palette and bespoke details that enhance the experience. The lobby opens up to a new communal coffee bar and lounge area for building tenants to enjoy.

The last picture was a shot of the same lobby taken in March of 2022.

5939 Broadway / Neon Sign Details

We believe that small gestures, if well-executed and thoughtful, lead to outsized vibrancy and authenticity. At our little 5939 Broadway property in the Alamo Heights neighborhood of San Antonio, we painstakingly restored an original neon sign to its former glory. Combined with fresh paint, new landscaping and storefront improvements, and this little center is looking fresh again.

Ephemeral Houston / 1665 Westheimer

Made-to-fade ‘s first Houston studio is housed in a 1940s Montrose building. The space features lattice detailing, corrugated steel, plants by , and tones inspired by 's SkinTone Guide. Ephemeral tattoos are meant to fade in 9-15 months.

Buck Mason / Montrose Collective

We had a blast working with the brilliant design teams at and for the brand’s first store in Houston. They dreamt up an 8’ wide custom steel and wood pivot door so the store could welcome the community in. Working closely with local artisans, we delivered!
